La Nucía is a place where people live as well as visit, and its villas tend to be renovated as family homes rather than holiday lets.
La Nucía sits a little way inland, on the slopes above the coast. Much of the housing is villas on hillside plots and in urbanisations, with a good number of owners living there all year round.
That changes the brief. A permanent home is judged on winter comfort, storage, a kitchen that gets daily use and outdoor space the family actually uses. It is less about a quick refresh for the summer.
Our renovation work here follows that pattern. A family villa also has to survive daily use by several people, so we choose surfaces, fittings and layouts that stand up to it rather than ones that only look good on the day of handover.
Living here
When the house is your home, the renovation has to fit around daily life. We talk through whether you will stay in the villa, move out for a spell or live in part of it while we work, and phase the project to match.
Phasing also controls cost. A sensible first stage might be the kitchen, the bathrooms and the main living space, with bedrooms or outside areas to follow once those are settled.
Because we do the plumbing, electrics, plastering and carpentry in-house, the rooms we finish first stay finished while work continues elsewhere.
Plots and space
Urbanisation plots in La Nucía often give a villa room around it: a pool, paved areas, a garage and steps between levels. These get a lot of wear and are usually the first thing to look tired.
Pool surrounds need a safe, non-slip finish with sound drainage underneath. Terraces need waterproofing where they sit over rooms below. We assess each before choosing surfaces.
Where the plot slopes, retaining walls and steps are part of the picture, and we check that they are doing their job before building on top of them.
Layout
A villa that began as a holiday house often has too few bathrooms, little storage and a living room that cannot cope with the whole family. Reworking the layout deals with these in one go.
Typical changes include joining the kitchen to the dining area, converting a garage into a bedroom or office, and adding an en-suite. We explain which walls can move and what each change involves.
The windows, doors and air conditioning are best settled at the same stage, so the house is comfortable through winter as well as summer.
How it works
We start with a visit and a conversation about how the house is used, then provide a written quotation, which is free, with the scope set out. We also say at this stage if something in the house needs attention before the main work starts, such as damp, drainage or a roof problem, so the quotation reflects the real job.
One project manager coordinates the trades. If you spend part of the year elsewhere, we send updates by phone and photographs. English and Spanish are spoken, and our work is guaranteed.
