Between Albir’s seafront and the hills above Alfaz del Pi, villas range from small and original to large and long overdue for an update.
This is a mixed area. Albir has its seafront, apartments and a lively coastal strip, while the hills behind and around Alfaz del Pi hold villas of every size, many owned by people who have lived here for years.
That longevity is useful. Houses that have been in the same hands for a long time often have a list of jobs that grew over the years, and a good plan turns that list into a sequence.
Most of our work here is about sorting that sequence out. Whether the house is a small original villa or a larger one that has been extended over time, we start by finding out what is sound and what is not before anything is quoted.
Long-term owners
Owners who have been here for years usually know exactly what is wrong: the bathroom they have been meaning to redo, the terrace that leaks, the kitchen that no longer works. What they lack is a sensible order.
We walk through the house and put the jobs in sequence, grouping those that share trades or that need to happen before others. Damp and roof work first, services next, then the visible finishes.
That way the money goes in a logical order, and the work you do first is not damaged by the work that follows.
Ageing in place
Many people in this area plan to stay in their villa for the long term. A house with steps, high-sided baths and narrow doorways may not suit that.
We can swap a bath for a walk-in shower, widen openings, level thresholds and improve lighting, all while keeping the house looking good. Our disability living service covers this work in more depth.
Doing it while the house is already being renovated costs far less in disruption than doing it later.
Seafront and hills
Villas closer to Albir’s seafront are more exposed to salt and wind, so we pay attention to external finishes and window seals.
Houses on the hills benefit from views and space but often have slopes, steps and retaining walls to deal with, and terraces that need careful drainage.
In either setting, the same team handles building work, plumbing, electrics, joinery and decoration.
How it works
We visit, listen to what you want, and prepare a written quotation, which is free. It sets out the scope and, for staged work, the order. We also say at this stage if something in the house needs attention before the main work starts, such as damp, drainage or a roof problem, so the quotation reflects the real job.
A single project manager coordinates the trades. We speak English and Spanish, send updates by phone and photographs when you are away, and guarantee our work.
