This area mixes village streets, coastal apartments and villas rising up the hills. People here often want a guest annexe or a second living area, and the best answer changes from plot to plot.
Alfaz del Pi has a village heart with older homes, while Albir spreads along the shore with apartments and villas on the slopes behind. Ownership is varied: full-time residents, second-home owners and landlords who let to holidaymakers.
That variety shapes the requests we receive. A resident family may want another bedroom and a bigger kitchen. A holiday owner may want a separate guest cottage in the garden so visitors have their own space without crowding the main house.
We work through each case from the ground up, looking at the plot, the existing structure and what the town hall or a community is likely to require, and then put a realistic scope in writing.
Annexes
A detached annexe is a popular answer when the main house is full but the garden has room. It can hold a bedroom, shower room and a small living space, with its own entrance so guests and hosts both keep their privacy.
Services are the part people underestimate. Water, power and drainage have to reach the new building, and the route across the garden affects cost and disruption. We plan that route with you before any digging starts.
Whether a small separate building is treated as an outbuilding or as another dwelling is a question for the town hall. We say at survey what looks likely, and we do not promise anything about renting it out.
Villas
Villas here are often built over several levels, with a garden terrace and a view. Typical additions are a bedroom suite, a covered living area turned into a proper room, or a lower floor beneath the main house.
Because many were built decades ago, we first study what is already there. The condition of the walls, the roof and any earlier alterations shape what can be joined on safely, and sometimes repairs are needed first.
We aim for a result in which new and old are hard to tell apart: the same tile, the same render finish and window proportions, with the new roof line flowing naturally from the old.
Hillsides
Further up the hills, plots may be larger and more private but harder to reach. Access for lorries and concrete pumps is among the first things we check, since it has a direct effect on how a build is organised.
The drawings come from a technical architect, and our planning runs in step with the licence process. When the licence is issued we move to groundworks and structure, then call in the finishing trades one after another.
If you are weighing a plot, we are happy to visit before you buy. We cannot confirm planning rules, but we can tell you what the ground, slope and access mean for a building project.
How it works
Our first visit covers the house, the garden and the route that services and materials would take. For flats, we also look at the common areas and how the community works.
After that you are sent a written, itemised quotation at no cost. It explains which items depend on approvals, and it leaves you free to take your time, compare options or ask us further questions.
Questions
Often it is possible, depending on the plot size and the town hall's view. We check space, services and likely requirements at survey and say whether an annexe looks realistic.
We cannot promise that. Whether a separate unit may be let is a legal question for the town hall and relevant authorities, and we build to the permitted use, not beyond it.
We match tile, render texture, window style and roof line, and test colour samples on site. Good matching starts with looking closely at how the original was built.
Yes. Access, slope and groundwork are the main considerations, and we assess them on a site visit. Drawings come from an architect; the construction and trades are ours.
