This is where we are based. Our office is in Callosa d'en Sarrià, so a visit to your house or plot here needs no travel planning, and we know the valley's building well.
Callosa sits inland in the valley below the Guadalest mountains, surrounded by farming terraces, many of them planted with medlars. The town has village houses of older stone and rendered construction, while the hillsides hold fincas and country homes.
We have worked here since 1999, which means we know the streets, the terraces and many of the people who live in them. That familiarity helps with the practical details: where a lorry can turn, which lanes are tight, and who to speak to.
The brief here is usually practical. A family wants another bedroom, a finca needs a wing for visitors, or a plot on the edge of town is meant to hold a new home. We take each one on its own terms.
Village
Houses in the town centre are usually terraced, with patios or small yards behind. Extra space comes from going up a floor, from enclosing part of the yard, or from reworking a loft. Each option affects light, party walls and the roofline.
The existing structure comes first. We look at the thickness and condition of the walls, the state of the roof timbers and any past alterations, and advise honestly whether the house can take the additions you have in mind.
Because we are just down the road, we can pop in often during the work. Neighbours know where to find us, which makes dealing with noise, dust and deliveries on shared streets a lot easier.
Hillsides
Fincas on the terraced hillsides combine old farm buildings with later additions. Extending them often means building against stone terrace walls, which must be checked for stability and drainage before they carry anything new.
Farming land has its own considerations. What may be built, how large and in what style are matters for the council and an architect. Nothing is assumed, and we help you put the right questions at the right time.
Services are a practical limit up here. Water, power and drainage may need extending, so we survey them as part of the first visit and include the cost of reaching them in the quotation.
New homes
If you own a plot in or around Callosa and wish to build, an architect prepares the project and deals with the paperwork for the licence. We then take it from the drawings through to a finished house.
Groundworks reflect the terraced land: levelling, retaining walls and drainage come before foundations. We build the structure and roof ourselves and bring the finishing trades in under one programme.
Owners who live abroad can rely on us to be on site every day. We photograph each stage, arrange calls when a decision is needed, and put changes in writing before they happen.
How it works
Many Callosa jobs begin informally, with a visit from someone who lives locally. We look at the house or land, and often it takes one visit to understand both the building and the access.
The free quotation is written and itemised. It tells you what we will build, what depends on the council or an architect, and the practical help we need from you. Our office is here if you would like to talk it through in person.

Yes. Dragon Reforms is based here, so visits to properties in the town and valley are quick and convenient. You are welcome to talk through your project with us face to face.
Often, though countryside plots carry their own limits on what may be built. A technical architect and the town hall decide those, and we advise on what looks realistic and check the existing buildings first.
Yes. Terraces need retaining walls and drainage checked or built before a new structure is added. We assess the ground at the first visit and plan the groundwork accordingly.
That depends on the size and nature of the work. Our survey gives you a view on whether it will probably need a licence, and what to expect. It is the council that decides.
