Our office is in Callosa d'en Sarrià, so we know its streets, its terraces of nísperos and the way rain behaves in the valley below the Guadalest mountains. When we say we can visit quickly and call back to check a detail, it is because we live and work a few minutes away.
Homes here are older and more rural than on the coast. Village houses of stone and render, fincas on hillsides, and farm buildings tied to the land. Their lower floors and outbuildings were built for work and storage, and converting them takes more thought than a modern garage.
The valley is also wetter in places than the coastline suggests. Water comes off the hills and moves through terraces and old channels. A lower room that meets the ground on one side has to be protected from that.
Local Ground
Callosa sits where the hills drop toward the valley floor. Heavy rain moves down terraces and through channels, and a garage or store on the lower side of a plot can find itself collecting it. A threshold that was fine for decades may flood in an exceptional storm.
We study how water crosses the property: where it enters, where it leaves and what blocks it. Regrading, a land drain or a clear gully can protect a room more cheaply than any amount of waterproofing inside.
Because we are local, we can often look at a site during or after rain, which tells us far more than a dry-day visit.
Village and Finca
A village house may have a ground floor that once served as a workshop or store, and a finca may have a barn or press room. These spaces tend to have thick walls, small openings and floors that were never meant to be dry underfoot.
We assess the fabric first: stone, brick, lime or cement, and what has been done over the years. Repairs are matched to the original, and we avoid seals that would trap moisture in old walls.
Then come the practical additions: a proper floor, wiring and plumbing, ventilation and enough daylight. The room can keep its rustic quality while becoming comfortable.
Plots
Newer homes on terraced plots have the underbuild typical of sloping ground, where the lower level opens onto a garden terrace. Those spaces can become a suite, office or games room, depending on how they are registered.
The terrace itself matters. A retaining wall behind a lower room needs to be sound and drained, and the water from the terrace above should not run toward the new windows.
Because this is our home town, we also know the town hall's offices and how people typically approach them. We cannot promise any outcome, but we can point you in the right direction.
How it works
A visit to your property is arranged, which in Callosa is rarely a long trip for us. We look at the building, the surrounding ground and how water travels, and hear what you want from the room.
Our written quotation sets out drainage first, then structure, trades and finishes. Council matters are explained, and photographs go to you if you are abroad.
