Below the Guadalest mountains, Callosa sits in a valley of farming terraces and medlar groves. When autumn storms break over the hills, water comes down them quickly, and what falls on a roof is only part of the story.
Because our office is here, we are rarely far from a job, and we can often come back to check a repair after rain. That matters for roofs, since a fix is truly proven only when the weather tests it.
Homes in the town range from older village houses in stone and render to fincas on the hillsides, plus newer houses at the edges. Each of these has its own habits, and we have learned them from working on roofs close to our own office.
Valley rain
The mountains behind Callosa shed rain fast. A gutter that copes with a shower can overflow in a downpour, and water that spills at the eaves runs down the wall below and soaks into the base.
We check the capacity and fall of gutters, the number and position of downpipes, and where they discharge. On a house backing onto a slope, getting that water away can matter more than the tiles.
Sometimes the answer is to add a downpipe or an outlet. Sometimes it is to correct a sagging run. Either way we explain what we propose and why. A short test with a hose after the repair can confirm the water now runs where it should.
Older houses
Older homes in the town have thick walls and traditional timber roof structures. Decades of small leaks can leave beams soft at their ends or boards stained and weak. Some of the beams in the older houses have carried their roofs for a very long time, and deserve a careful look.
We examine what we can reach and discuss any structural concern before touching the tiles. Where a roof can be repaired rather than rebuilt, that is usually the better course for the house.
The quotation spells out which parts of the roof are being repaired and which are being replaced, so there is no confusion. We would rather you saw the full list before agreeing than discover it mid-job.
Terraces
Out among the terraces, fincas and outbuildings often have simple pitched roofs on irregular walls. Access along tracks can limit what vehicles can reach, which affects the way we plan. We choose carrying routes carefully so that terraces and crops are not damaged.
Many owners want to keep an old farm building usable without making it grand. Repairing the roof so that it keeps rain out is the first step in any further conversion. A dry roof also protects any stored goods, tools or machinery inside the building.

How it works
Because we are based locally, a visit can usually be arranged without delay. We check the roof, the gutters and the rooms below, and give you a written quotation. We also look at how rainwater leaves the plot, since the hillside often decides how well a roof copes.
Owners who live elsewhere receive photographs, and we are happy to look at the roof again after the next heavy rain to confirm the repair is working. You will have the final photographs and a summary of what was done before we close the job.
