Extensions & New Builds Costa Blanca

Need more space than your home gives you? Dragon Reforms builds extensions, extra rooms, annexes and new homes across the north Costa Blanca, managing foundations, structure, roofing and finishing through one team, with the licence route explained at survey.

Most people who ask us about an extension are not trying to build something grand. They want a fourth bedroom for visiting grandchildren, a proper dining room, a garage turned into a studio, or a separate annexe so family can stay without everyone sharing one bathroom. The wish is simple. Doing it well is where the care goes.

Extending a house and building a new one share the same bones: ground that must be understood, foundations that suit it, a structure that ties into what already stands, a roof that sheds water properly, and services that work. Where an extension joins an existing building, the join is often the hardest part, because old and new move differently.

This service is about creating new floor area or a new house. Moving or removing walls inside your existing footprint is general structural work, which our Builders service covers. Here we deal with adding rooms, enclosing or extending around terraces, building upwards where permitted, annexes and complete new-build projects.

Many of our clients live abroad and visit a few times a year. We are used to that. You get a written quotation, a clear sequence of stages, and photos, video calls and messages as the work moves, so you can decide things without standing on site. We speak English and Spanish, and the quotation is free.

What is included

What You Get on an Extension or New Build

Adding space goes wrong when nobody owns the whole sequence, so these are the parts we take responsibility for.

📐Survey and written quotationWe visit the plot or property, measure up, talk through what you want and put the scope in writing. The quotation is free.
🏛️Licence route explainedAt survey we tell you whether the work is likely to need a licence from the town hall and what the process involves. The town hall decides.
✏️Architect coordinationWhere the project needs a technical architect, we work alongside the one you appoint, so drawings and building stay in step.
🧱Foundations and structureExcavation, foundations, frame, block, brick or stone walls and floors built by our own teams to suit your ground and design.
🏠Roof, services and finishingRoofing, plumbing, electrics, air-conditioning, plastering, tiling and joinery arranged in the right order by one project manager.
📸Updates for owners abroadPhotos, video calls and messages through the build, with work guaranteed and the scope of the guarantee set out in your quotation.

Extensions

Adding a Room, a Floor or an Enclosed Terrace

Most extensions begin with a plain question: where can the extra space actually go?

On a house or villa the answer is usually one of three: out at ground level into the garden, up onto the roof, or into a terrace that is already part of the living space. Each has different consequences for foundations, structure, light, and how the new part connects to the old rooms.

A ground-floor extension needs new foundations and a clean junction with the existing walls. Building upwards asks a different question: whether the existing structure can carry another floor, and whether the town hall is likely to allow it. We look at both at survey and tell you honestly where the limits are.

Enclosing a terrace is popular because the floor and outline already exist, but a terrace is built to shed rain, not to be a room. Floor build-up, insulation, openings and drainage all need rethinking. Sometimes it works neatly and sometimes the better answer is a new structure alongside it.

Annexes

Annexes, Guest Accommodation and Separate Spaces

A separate building can give a family flexibility that no internal rearrangement can.

Annexes serve many purposes: guest rooms for visiting friends, a home office away from the main house, accommodation for a relative, or a studio. Because the annexe stands alone, it can be designed around its use rather than squeezed around an existing layout, with its own entrance, privacy and outlook.

A separate building still needs its own foundations, structure, roof, electrics and water supply, plus a sensible route for drainage and cables back to the main house. Planning those routes early avoids digging up a finished garden later, and it is one of the first things we raise at survey.

Whether a small building in a garden needs a licence, and what the plot allows, depends on the town hall and the property's registration. We do not guess. We tell you what to ask, which documents to gather, and where your architect needs to confirm the position.

New Builds

Building a New House From the Ground Up

A new-build project is a long job, and it rewards a team that holds the whole programme together.

Building a new home usually starts with a plot, a design and a technical architect. We come in alongside that process: reading the drawings with you, pricing the build in writing, and telling you early where something drawn on paper will be awkward or costly to construct.

Once the licence is in place, the build follows a clear order: groundworks and foundations, the structural frame, walls, roof, then first-fix services, plastering, floors, joinery and finishes. Our job is to keep each trade arriving when the previous one has finished, rather than leaving gaps, forcing rework or letting the weather catch exposed work unprotected.

We build in concrete frame with block, brick or stone, depending on the design and what suits the site. We also say plainly when a project is bigger than a quotation can responsibly cover without further design decisions from you or your architect, so nothing is promised that cannot be delivered.

Climate and ground

Building for Hillsides, Heat and Salt Air

The north Costa Blanca is a demanding place to build, and the site often decides the method.

Many plots here slope. Building on a hillside means retaining walls, careful drainage, access for machinery that may be limited, and foundations stepped to suit the ground. A flat plot behind the seafront presents different problems, such as neighbouring buildings close by and tighter working space.

Strong summer sun, occasional heavy autumn rain and salt in coastal air all shape the details. Roofs need proper falls and waterproofing, exposed steel needs protecting, and render and masonry need to be cured and finished with the weather in mind rather than copied from a cooler country.

Insulation and shade matter as much as structure. A new room that overheats in July or feels damp in January is a poor result, so we talk through glazing, ventilation, air-conditioning provision, shading and wall build-up while the design can still change, not after the walls are up.

Managed build

One Team, One Programme, Clear Stages

Running an extension is easier when somebody owns the order of work.

A typical extension involves groundworkers, bricklayers, a roofer, plumbers, electricians, plasterers, tilers and carpenters. If they arrive in the wrong order, walls get cut open and finished surfaces get damaged. A single project manager prevents that by sequencing the work and checking each stage before the next begins.

Before any work starts, we agree the stages in writing, what you need to decide and by when. Choices such as window positions, floor finishes and bathroom layouts are easiest to make early, and we flag them in good time so the programme is not held up waiting for a decision.

We do not promise a completion date before the survey, because the size, ground and licence position all affect the programme. We give you a realistic sequence for your project, tell you when something changes, and keep you informed in whatever way suits you, whether that is calls, messages or photos.

Before you hire

Questions to Ask Any Builder Before You Commit

Extensions are big commitments, so it is sensible to check a few things with every contractor you speak to.

  • Will you visit the property and measure up before giving a written quotation, rather than quoting from a phone call?
  • Does the quotation set out exactly what is included and excluded, so that nothing important is left vague?
  • Who handles the licence question, and will you tell me honestly whether the town hall is likely to need to be asked?
  • Are you willing to work with the architect I appoint, and will you read the drawings with me before pricing?
  • Which trades are your own team and which are subcontracted, and who is responsible for the whole job?
  • How will the stages be sequenced, and what decisions will you need from me and when?
  • Is the work guaranteed, and where can I see in writing what the guarantee covers?
  • How will you keep me informed if I am abroad, and who is my single point of contact?

A reliable builder welcomes these questions because the answers protect both sides. If a contractor is vague about licences, scope or who is in charge, treat that as useful information before any money changes hands.

Questions

Extensions & New Builds Costa Blanca — Common Questions

Do I need a licence to extend my house?

It depends on the work, the plot and the town hall, so we do not guess. At survey we tell you whether your project is likely to need a licence and what the process involves. The town hall makes the final decision.

Can you add another storey to my house or villa?

Sometimes. It depends on whether the existing structure can carry the extra floor and whether the town hall is likely to allow it. We look at both at survey and tell you honestly if it is not a sensible option.

Do I need an architect for an extension?

Many projects need a technical architect for drawings and the licence application. We work alongside the architect you appoint, and we can tell you at survey whether your particular project is likely to need one.

Can you build a new house from scratch?

Yes. We take on new-build projects, working from your architect's design: foundations, structure, roof, services and finishing, managed as one programme. We read the drawings with you first and tell you early about anything awkward to build.

Can I manage an extension from abroad?

Yes. Many of our clients live outside Spain. We send photos, hold video calls and message you at each stage, so decisions can be made remotely. English and Spanish are both spoken, and we agree the stages in writing before work begins.

How is this different from your Builders service?

The Builders service covers structural alterations, wall removal, masonry, terraces and roofs on the home you already have. Extensions and New Builds is about creating new floor area, an annexe, or an entirely new house.

Is the work guaranteed?

Yes. Our work is guaranteed, and the scope of the guarantee is set out in your quotation, so you can read exactly what is covered before you agree to anything. The quotation itself is free.
