Tiling & Flooring Costa Blanca

Dragon Reforms lays floors and tiles walls in homes across the north Costa Blanca, from a single bathroom to every room of a villa. We prepare the base properly, lay it neatly and coordinate the other trades around it.

Tiled floors are the norm on this coast for good reason. They stay cool through the long summer, they cope with sand and spilt drinks, and they last. They are also unforgiving. A tile laid on a poor base, with too little adhesive or no allowance for movement, will crack or lift, and the fault is not visible until it fails.

That is why our tiling work begins below the surface. We check the slab, find hollow patches, deal with levels and, in wet areas, make sure waterproofing is right before a single tile goes down. The finished look is the last ten percent of the job, not the first.

Our work covers wall and floor tiling in porcelain, including large-format panels, natural stone, laminate and other floors, taking up old tiles, screeds and levelling, grouting and sealing, skirting, and underfloor heating in bathrooms. Terrace and outdoor paving is handled alongside our terrace renovation team.

Dragon Reforms has worked from Callosa d'en Sarrià since 1999, and one project manager looks after the whole sequence so painting, plumbing, electrics and carpentry meet your new floor in the right order. Our team works in both languages, and owners living abroad are kept informed with photos and video.

What is included

What You Get With Our Tiling Team

Good tiling is mostly preparation and planning, and these are the parts we take responsibility for on every job.

📏Survey and written quotationWe visit, measure each room, test the existing floor and talk about the look you are after. The free quotation is in writing.
⛏️Removal of old tilesOld floors and wall tiles are lifted with dust controlled, and the rubble is bagged and taken away, not left behind.
🧱Base preparation and levellingHollow spots, cracks and uneven areas are dealt with first, so the new floor sits flat and stays bonded.
💧Waterproofing in wet areasShowers, bathroom floors and other damp zones are waterproofed before tiling, which is the detail that protects the rooms below.
🔲Neat laying and finishingLayouts are planned so cuts fall where they are least visible, with tight joints, clean grout lines and neat skirting.
📲Updates while you are awayPhotos and short videos show each stage, and we can hold keys, so owners abroad see progress without travelling.

Mediterranean floors

Why tiled floors suit this coast

The climate asks more of a floor than most owners expect.

Summers are hot, winters are mild but can be damp, and floors in between swing through a surprising range. Tile and stone stay cool underfoot in July, which is why they are standard in coastal homes, and they shrug off sand, pets and spills much better than carpet or untreated timber.

The same climate causes problems. Terraces heat up in the day and cool at night, expanding and contracting, and salt air near the sea works at poor joints and at metal fixings. Even indoors, humidity can affect boards and some laminates, so we advise where each surface belongs.

Our recommendations come from what we see lasting in local homes. We use tile in kitchens, bathrooms, entrances and balcony doors, and consider other floors for bedrooms and studies where warmth and quiet matter more. We tell you plainly when a choice will disappoint.

Materials

Porcelain, stone and other floors

Each material has strengths and limits, and we explain them before you commit.

Porcelain is the workhorse. It absorbs very little water, resists staining and comes in finishes from plain to wood-effect and stone-effect. Large-format panels reduce joints and give a calm, continuous look, but they demand a level base and careful handling, so we plan levelling around them.

Natural stone brings texture and variation that manufactured tile cannot match. It needs appropriate sealing and gentle cleaning, and some types mark more readily than others. We encourage you to see samples in the actual room and to expect variation between slabs.

Laminate and other plank floors suit dry bedrooms and living rooms, where owners want warmth and a speedier installation. They are not suited to wet areas or places with regular dampness. We do not promise lifespans, but we do say honestly which surface we would choose and why.

Preparation

Removal, levelling and the base

What lies under the tiles decides how long the new floor lasts.

Lifting old tiles reveals the truth about the floor. We often find hollow patches where the old adhesive let go, cracks that follow structural movement, or slopes built in by earlier work. Each is dealt with before laying, because new tiles will inherit any weakness beneath them.

Levelling is done with compounds or screeds chosen for the thickness needed. Raising a floor changes door clearances and thresholds, so we discuss heights with you in advance. In some homes it is better to leave a gentle slope than to chase a perfectly flat surface.

Where tiles are sound, flat and firmly bonded, tiling over them is occasionally possible, but it adds height and hides what is beneath. We recommend lifting when there is doubt, and we explain our reasoning rather than simply choosing the cheaper route.

Wet areas

Bathrooms, kitchens and waterproofing

Water finds every flaw, so wet rooms need extra care.

In showers and bathroom floors, waterproofing under the tile is the critical layer. Tiles and grout are not watertight on their own. We apply a proper membrane, treat corners and drains with care and let it cure before tiling, so leaks do not appear in the room or flat below.

Floors in wet rooms need a fall towards the drain and a grippy finish, while kitchen floors need to stand up to oil and constant cleaning. Wall tiles in these rooms look best when the layout is planned from the focal wall, so cuts are balanced and lines meet fittings sensibly.

Where tiling is part of a new bathroom or kitchen, our plumbers, electricians and carpenters work in the same sequence. For shower-focused work, see our walk-in showers and wet rooms pages, and for a whole room, our bathroom renovation service.

Remote owners

Managing floor work when you live abroad

Many of our clients are not here when the work happens.

A large share of homes on this coast are second homes or holiday properties, and owners cannot always be present. We plan around your visits, fix start and finish dates, and aim to complete tiling when the property is empty so you return to a finished floor.

Throughout the job we send photographs of the old floor coming up, the base after preparation and the tiles as they go down. Decisions on layout, joint colour and trims are confirmed with you by message or video call before they are fixed in place.

Keys can be held safely for the project, and one project manager is your point of contact. If you let the property, let us know how it is used so we can suggest durable finishes, but we do not manage rentals and make no claims about income.

Before you hire

Questions to Ask Any Tiler

Whoever you choose, these checks help you compare quotations fairly and avoid the common faults.

  • Will they visit and inspect the existing floor and base before giving a price, rather than quoting from a photo alone?
  • Does the quotation separate removal, preparation, materials, laying and finishing so you can see what each part covers?
  • How will they test and level the base, and what happens if hollow areas or cracks appear once the old tiles are up?
  • How will showers and other wet areas be waterproofed, and is that work left to cure before tiling starts?
  • Who is responsible for supplying the tiles, adhesive and trims, and what allowance is made for breakage and spare tiles?
  • How are movement joints and perimeter gaps handled, so that the floor can expand without cracking?
  • How will dust, noise and rubble be controlled, and will the neighbours or community be given notice if you live in a block?
  • What is guaranteed, for how long and in what circumstances, and is that written into the quotation?

You should come away from any tiler's visit knowing the plan for the base, the order of work and the likely finished height. If those answers are vague, ask again. Our own quotations are written to answer these questions up front.

Questions

Tiling & Flooring Costa Blanca — Common Questions

Can you lay new tiles over my existing floor tiles?

Now and then, if what is there is flat, solid and firmly stuck down, though the added thickness can mask hidden problems. We inspect before advising, and we recommend lifting when there is any doubt about the base.

What is the best tile for a hot climate like the Costa Blanca?

Porcelain is the usual choice. It stays cool, takes up hardly any moisture and wipes clean. Indoors, a mid-tone with slight texture is practical. Outdoors, grip matters most, so we choose a textured finish.

Do you waterproof showers before tiling?

Yes. In showers, bathroom floors and other wet zones we apply a waterproofing layer first and let it cure before tiling. Tiles and grout alone do not make a surface watertight, and a leak can reach the room below.

Can you install underfloor heating in a bathroom?

Yes, we can fit it in bathrooms and discuss other rooms case by case. It adds work and needs suitable adhesive and a cautious first switch-on. We explain whether it is worthwhile for how often you use the room.

How long does a floor tiling job take?

It depends on the area, the state of the old floor, the levelling needed and the drying times. The written quotation carries a realistic time estimate and says when the surface is ready for foot traffic and move furniture back.

Can you match tiles when repairing part of a floor?

Sometimes, but old tiles are often discontinued or have faded, so an exact match is not guaranteed. We look for the closest option, or suggest a deliberate change at a threshold that looks planned.

Do you handle terraces and outdoor paving?

Yes, alongside our terrace renovation team, who look at drainage, falls and waterproofing as well as the surface. Outdoor tiles need grip and movement joints, so they are chosen differently from indoor ones.
