Calpe's flats and villas live with salt, sand and high turnover. A floor here has to look good and also shrug off a lot of wear, so choices of tile, adhesive and sealing all deserve a little thought.
With the Peñón de Ifach as backdrop, Calpe is full of apartments within a short walk of the sea, plus villas spreading across the slopes behind. Many are second homes or holiday lets, which means floors that are walked on by many different feet, often wet and sandy.
Salt in the air gets into everything. It marks natural stone, dulls some finishes and can attack poorly sealed joints, so we pay attention to materials near balcony doors and in bathrooms, where moisture is highest.
Our approach is practical. We look at how the property is used, check what is under the old floor and recommend a surface that suits both the taste and the routine of the people who live or stay there.
Salt air
Porcelain is the sensible default near the sea because it absorbs very little water and is easy to clean. Some natural stones can stain or etch, so we discuss sealing and cleaning with you before suggesting them next to a sea-facing door.
Grout and sealant are the weak points. Cheap, porous grout darkens and crumbles, particularly in bathrooms and on floors that are often damp. We specify joint materials suited to the room and show you the colour options in advance.
Metal trims and fixings can corrode in salty air too, so we choose edge profiles and fixings that suit the setting rather than whatever is nearest to hand. On the seafront side we keep the whole system compatible, from base to topcoat of sealer, so nothing fights with anything else.
Lets
A holiday-let floor takes suitcase wheels, sand, spilt drinks and a daily mop. Slightly textured porcelain in a mid tone hides marks better than glossy white or deep black, and it keeps its look longer between refurbishments.
If you rent the property out, timing is everything. We can plan the job for the quiet months and work room by room, with a start and finish date agreed in writing. We do not manage rentals or comment on income.
Wall tiling in kitchens and bathrooms gets the same treatment: easy-to-clean surfaces, tight joints and details finished neatly, so the place looks cared for in photographs and in person. We keep spare tiles from your batch, boxed and labelled, so a future repair can be matched.
Hillsides
Villas on the hills around Calpe tend to have larger floors, more terrace doors and a lot of sun. Big sheets of porcelain suit these rooms, as long as the slab is level, and sun-facing doors need movement joints to cope with heat.
Hot afternoons also affect how adhesive sets. Our team works with this in mind, shading and timing laying, and we avoid pushing a job when conditions would compromise it.
If you plan more work, such as a new kitchen or bathroom, laying the floor at the right time saves cutting into a finished surface later. We coordinate the order of trades. Planning the floor around the other work, instead of after it, avoids damage from trolleys, ladders and dropped tools.
How it works
Start with a free survey. We inspect the existing floors, test for loose tiles, ask about use and access, and discuss the look you want. The written quotation lists each room and the preparation it needs, with materials identified clearly.
If you are overseas or the property is let, we plan around bookings, keep a clear schedule and send photos and short videos while the job runs. We can hold keys and meet suppliers so you do not need to travel.
Questions
Porcelain is usually the best match, since it takes little moisture and cleans easily. We pair it with suitable adhesive and joint material, and we advise on any stone you prefer, including how it must be sealed.
Small areas, sometimes. Whole floors normally need a longer gap, ideally in a quiet period. We agree dates in writing and tell you honestly how long the preparation and drying will take.
Common causes are poor adhesive coverage, movement in the slab, damp from below and no expansion joints. We investigate before relaying, because tiles put on top of a cause will fail again.
Yes. We lay wall and floor tiles together, deal with waterproofing where needed and finish joints neatly. If the bathroom needs plumbing or a new layout, our team handles that as part of the same project.
