In Calpe the Peñón de Ifach is never far from view, and neither is the sea. Apartments close to the water and villas on the hillsides behind them ask very different things of a window or a door.
Close to the sea, metal ages faster. Handles pit, screws stain, and cheaper aluminium finishes fade and chalk. Choosing frames and fittings with that in mind is the single most useful thing an owner by the coast can do, and it costs little compared with replacing them early.
Further up, the hillside villas deal with other things: sun, wind and long views that owners want to open up. Many were built a few decades ago and still have their original frames, which are now showing their age.

Near the water
Apartments within a short walk of the sea get a steady coating of salt, and the first sign is usually a stiff handle, a stained sill or powdery white marks on aluminium. Regular rinsing helps, but so does choosing a good finish and stainless or coated fittings from the start.
When we replace windows in a coastal apartment we also look at the track drainage and the seals, as blocked drainage is a common reason water ends up inside.
If your frames are still sound but tired, a service of the hardware and seals can give them several more years.
Holiday lets
A rental apartment takes more wear than a private home: doors opened and shut by every guest, balcony doors left ajar, shutters pulled hard. Robust hardware and simple, reliable mechanisms pay for themselves.
Guests also notice noise. A bedroom that faces a lively street benefits from double glazing, and from shutters that close fully.
Between lets the property is often empty, so a secure entrance door and strong locks are worth a look too.
Up the hill
Villas looking towards the Peñón or the bay generally want as much glass as possible. Large sliding or hinged doors to the terrace are the main feature, and the detail around them decides whether they stay a pleasure to use.
Many owners enclose part of a terrace to make a room that works in winter and summer. With blinds or shutters, it stays comfortable in the heat.
Where the villa is older, we are happy to replace a mix of window types with a consistent set that suits the house.

Work is carried out by our own team, and every opening is tested before we leave. The work is guaranteed, with the scope set out in the quotation.
Questions
Aluminium with a good finish and corrosion-resistant fittings is a common choice, and uPVC is another. We recommend what suits your building and exposure.
Double glazing and a proper seal usually help noticeably. We do not promise specific figures but we advise on what suits the room.
Yes. Straps, slats and housings can often be repaired or replaced without changing the whole unit.
