Calpe has apartments close to the sea and villas on the hillsides behind, all under the Peñón de Ifach. Each calls for a different kind of building work, and Dragon Reforms handles both, with every trade managed together.
Walk through Calpe and you see two housing stocks side by side. Near the sea there are apartments, many of them holiday homes with shared walls and shared facades. Further back and higher up are villas with gardens, terraces and sometimes long drives. The builder's questions are different in each: in a flat it is the community and the structure of the block, in a villa it is the plot, the levels and the weather.
Salt air is a real factor close to the water. It attacks exposed metal, unprotected masonry and weak render, and it is the reason many seafront terraces and balconies need attention sooner than inland ones. We choose materials accordingly.
We carry out the building work and manage plumbing, electrics, carpentry, plastering and tiling, and we keep owners who are away informed by phone and photos. The quotation is free.
Apartments
An apartment near the sea is usually a compact home that owners want to make feel larger. Taking out the wall between a small kitchen and the living room is the classic request, and in many cases it is possible once we have checked what the wall does.
Balconies and terraces face the harshest conditions in the block. Cracked slabs, rusting reinforcement and failing waterproofing are all things we see. Where the structure of the balcony is involved, the community has an interest, and we explain how that is likely to work.
Because the facade belongs to everyone, changes to what is visible from outside need particular care and usually need permission from both the community and, where required, the town hall.
Villas
Villas in Calpe are often built on a slope with views towards the Peñón or the sea. Extensions here tend to take the form of adding a room off a terrace or building into the hillside. Both need an honest look at levels and drainage.
The older villas have flat roofs and render that have taken decades of sun. Rather than assuming everything needs replacing, we identify what is failing and propose repair first where it is enough.
Where a villa extension is wanted, we match block, render and roof lines and bring in an architect or technician for documents when the town hall requires it.
Weather
Calpe's summers are long and bright, and winter rain, when it comes, can be heavy. Exterior work has to cope with both extremes, so falls, joints and render get proper attention.
Salt near the coast encourages corrosion and efflorescence on masonry. A good finish and sound detailing at the edges are what protect the work.
We would rather build a little more carefully than return in three years.

We visit to see the property, the structure and the access, and talk through what you want. A written free quotation follows, including our view on licences and, for flats, the community.
The trades are programmed in sequence, you are kept up to date by phone and photos, and the finished work is guaranteed, with the scope set out in the quotation.
