Altea climbs a hillside, and its old town and coastal villas ask different things of a builder. Dragon Reforms has worked across the north Costa Blanca since 1999 and brings the masonry, the trades and the project management together.

Building in Altea is a lot about slope. Many properties sit on steep ground, whether in the narrow streets of the old town or in villas stepped down towards the sea. Getting materials to site, working safely at different levels and dealing with the ground around the house all shape the plan before a single block is laid.

The older houses have their own character, with thick walls, small rooms and past alterations. Owners often want to open them up without losing what makes them attractive, which takes judgement about what to keep and what to change. The villas, on the other hand, are usually looking for more space, better terraces or a refresh of weathered exteriors.

Opening Up an Altea Town House

Narrow streets and tight plots mean an old town house in Altea is often built up rather than out. Rooms are small, staircases steep and walls thick. Owners usually want light, flow and a usable kitchen, and a wall removal or a new opening is often the first step.

In stone or older mixed construction a wall can behave very differently from a modern block wall, and removing it needs correct support and the right materials to make good. We survey carefully and propose the approach before committing to price.

Access is part of the job. Moving materials and rubble through narrow streets takes planning, and we raise this at the start so the quotation reflects it.

Hillside villas

Extending and Improving a Sloping Plot

Villas around Altea tend to enjoy sea views and pay for them with slopes. An extension may involve levels, a retaining wall or a terrace carried out over falling ground. These are manageable jobs, but they need to be thought through, particularly where water runs down the hill.

What is allowed on a plot depends on the town hall, and not every plot can take additional built area. We tell you what we can see at survey and where an architect or technician will be needed for the documents.

Once the plan is settled, we build to match the house, blending new walls, render and roof lines so the extension looks as if it belongs.

Weather and finish

Salt Air, Sun and Exterior Work

Coastal Altea means salt in the air, which works on exposed metal, weak render and poorly sealed masonry. We specify materials and finishes with this in mind.

Terraces in the sun need their falls and base done correctly if the surface is to last, and roofs on older houses need an honest look at where water gets in.

Whatever the scale of the work, we aim to leave the exterior sound as well as smart.

How a Building Job in Altea Works

We start with a visit to see the house, the access and the slope, and we talk through what you want. A written free quotation follows, with our view on licences from the town hall.

Work is then programmed with all trades in the right order. We report progress with photos and calls, and the work is guaranteed, with the scope set out in the quotation.
