Altea is built on a hill running down to the sea, and its houses reflect that: narrow streets and old walls above, villas with sea views below. Each calls for a different approach to plaster and paint.

The old town has houses that have been altered and repaired over many years, with walls that are rarely straight and often a mixture of materials. Further down and around the town, there are coastal villas and apartments with large rendered facades exposed to sun, wind and salt.

On the trade side, that means two quite different kinds of work. In the old town, it is mostly careful repair and refinishing, sometimes with limited access for materials. On the villas, it is about keeping render sound and paint intact against the elements.

Dragon Reforms has worked across the north Costa Blanca since 1999. We plan access, protect neighbouring property and make sure materials suit the building rather than the other way round.

Old-town houses

Working in Altea’s Hillside Old Town

Many old-town houses are reached by steps or narrow lanes, so materials often have to be carried in by hand and work planned in smaller stages. We account for this in the quotation and in the schedule, rather than discovering it on the first morning.

The walls themselves are the main consideration. Older stone and lime-based construction handles moisture differently from modern block, and dense cement or sealed paint can do more harm than good. We prefer repairs that match what is there and finishes that allow the wall to breathe.

Where patches of plaster have failed, we remove the loose material back to a sound edge, repair, and blend the new work with the old. The aim is a finish that looks consistent, not obviously patched.

Coastal villas

Render and Exterior Paint Close to the Sea

A villa near the coast faces sun for long hours and salt in the air for much of the year. Over time, paint chalks and fades, and render develops hairline cracks that let water in. Sorting these early is usually cheaper than waiting until sections fall away.

We repair cracks properly, patch hollow areas, prepare the surface and apply an exterior paint system suited to the conditions. Where an entire facade has deteriorated, a fresh coat of render may be a better option than layer upon layer of paint.

Terrace walls, steps and boundary walls are often neglected until they look shabby. We include them in the same job so the whole property presents a consistent finish.

Interiors, Ceilings and Finishing After Reforms

Altea has many homes that are renovated in stages, a bathroom one year and a kitchen the next. The plastering and painting follows each stage, and it helps to have one team that can match finishes between visits.

Where old walls have been opened for new pipes or wiring, we make good so the repairs do not show. In rooms with beamed or uneven ceilings, we adjust the method to keep the character while giving a clean finish.

If you want smooth modern walls in an old house, we can skim and board where appropriate, though we will tell you if a particular wall is better left with some texture.
