Renovations for Altea’s hillside old town houses and coastal villas, two very different kinds of property with very different demands.

Altea splits neatly into two kinds of renovation. Up in the old town the houses climb the hill along narrow lanes and steps, with thick walls, small rooms and views that make people buy them in the first place. Around the edge of town and along the coast, villas sit on their own plots with terraces, gardens and sea outlooks. The skills involved overlap, but the way the job is run is different.

Most of the people who ask us about Altea are second-home owners and retirees, often from abroad, who want a house that works as well as it looks. They are not usually after a showpiece. They want warm floors in winter, a kitchen that works, bathrooms that do not leak, and an air-conditioned bedroom in August.

That is a complete renovation in the full sense, and we run it as one project from design to handover.

Up the hill

Renovating a House in the Old Town

The first thing to settle in an old town house is how everything gets in and out. Lanes can be narrow, stepped or both, which means materials may be carried by hand for part of the route. We plan for that when we price the job, and we space deliveries so the lane is not blocked for neighbours.

Inside, thick walls and old finishes need a careful look. Damp in older masonry, ceilings that have been repaired over the years and wiring that has been extended in stages are all common. We would rather find these in the survey than behind a freshly painted wall.

The usual aim is to keep what gives the house its character while replacing what makes it uncomfortable: pipes, cables, bathrooms, windows and a kitchen that belongs to this century.

On the coast side

Villas, Terraces and Sea Air

Coastal villas bring a different problem, which is exposure. Salt and sun work on render, metalwork, terrace surfaces and window frames, and a villa that looks tired is often showing eight or ten years of that. A renovation is the time to choose finishes that stand up to it.

Outdoor space matters in Altea villas, as the terrace is often the main living room for half the year. We treat it as part of the project, with waterproofing and drainage dealt with before the surface is laid.

Many villas also have lower floors cut into the slope that owners want to use. Those need an assessment for damp before conversion, and we raise the question early.

Running the job

One Plan for a Property You Cannot Watch Daily

Altea attracts many owners who spend part of the year elsewhere. For them we keep the job moving without constant decisions: choices are listed in advance, photographs show progress, and phone calls cover anything that needs an answer.

English and Spanish are spoken throughout, so instructions given by an owner are understood by the people doing the work.

We deal with all trades ourselves, from the building work through to plumbing, electrics, plastering, tiling and painting, and the sequence is planned so each follows the last.
