Calpe has two quite separate renovation markets that sit minutes apart. Close to the sea there are apartments, many of them holiday flats, facing salt air and strong light. On the slopes behind the town are villas on terraced plots, with views and garages and a good deal of retained ground. The renovation needs of the two have little in common beyond the town’s name.
In an apartment the question is how much to change inside a fixed shell. In a villa it is how to deal with the whole property, which includes the terrace, the lower level and the outside walls. We run both kinds of job as one coordinated project, covering the building work, plumbing, electrics, plastering, tiling, painting, doors and windows.
What follows is how that plays out in each case.
By the sea
A flat near the sea lives with salt, humidity and bright light. Window frames, balcony doors and metal fittings suffer first, and sealants around them harden over the years. In a reform we replace what has worn out and choose materials that tolerate the conditions.
These are often flats that have been used for a few weeks each year, so we expect to find old wiring, tired plumbing and a bathroom that has seen better days. The usual brief is to make the flat feel fresh, easy to maintain and comfortable in summer, which means looking at layout, services and air conditioning together.
Balconies are worth a close look. Where a balcony sits above another home, waterproofing failures cause problems for neighbours as well as for you.
On the slopes
A villa on a terraced Calpe plot usually has soil against some of its walls. That affects the garage, the lower floor and any room that is partly below the terrace above. Before planning new bedrooms or a studio, we check how dry those spaces are and how water leaves the plot.
Above ground, villas benefit from a systematic approach: services renewed, kitchens and bathrooms updated, windows replaced if they are poor, and the terrace rebuilt where it has failed. The work is easier to price and to run when it is considered as a whole.
The result should be a house that is cooler in summer, drier in winter and simpler to look after from abroad.
Choosing the scope
Not every owner wants a complete overhaul, and we will say so if a smaller job would meet your needs. Sometimes a bathroom and a repaint is enough. At other times a limited job would simply mean returning in two years to redo the rest.
