Calpe has a lot of apartments near the sea and villas on the hillsides around the Peñón de Ifach. Both are often second homes, and both suffer in their own way from hard water and long gaps in use.
The Peñón de Ifach dominates the town, and the housing around it falls into two broad groups. Apartments near the sea make up much of the centre and the coastal strip, while villas spread up the surrounding hillsides.
The plumbing in each follows a pattern. Flats tend to need leak tracing, heater replacement and bathroom updates, while villas bring pressure questions, outdoor pipework and bigger systems.

Limescale
If one thing defines plumbing in Calpe homes, it is limescale. It coats shower screens, blocks aerators and builds a hard layer on heating elements until the heater struggles or stops.
We replace scaled-up taps, shower heads and heaters, and we look for any pipework that has narrowed enough to reduce flow. It also helps to tell you what to expect: a new heater in hard water still needs attention, and knowing that avoids disappointment.
For flats used heavily in summer and left alone in winter, we can set up a routine of checks that suits how you use the property.
Flats and villas
In an apartment near the sea, the plumbing is compact and shared walls matter. A leak is often a matter of working out whether the water is coming from your pipework or from above, and fixing it without disturbing more than needed.
On the hillsides, villas have longer supply runs, more bathrooms and outdoor areas. Water pressure may be weak in houses high above the supply, and pipes buried in terraces take time to trace.
We approach each differently, but the method is the same: look, test, explain and then quote.
Renovation
Many Calpe properties were bought years ago and are now being brought up to date. Bathrooms and kitchens are usually the first rooms to change, and they depend on the plumbing behind them being right.
We plan new supply and waste lines early, so tilers and builders can work from a clear layout. Where pipework is old, we recommend replacing it while walls are open rather than closing up on something that may fail later.
Heating can be added at the same stage if you spend winters here and want a warm house.
