Many Calpe apartments sit close to the sea in the shadow of the Peñón de Ifach, and the salt air shapes what a good reform needs to be.
Calpe has a lot of apartments near the beach and the promenade, as well as hillside villas further back. Flats close to the water enjoy the position, but the environment is demanding on materials.
Salt, damp air and strong sun wear on window frames, balcony railings, bathroom ceilings and paintwork. A reform here is as much about choosing materials that cope as it is about layout and style.

Sea air
The windows and balcony doors are usually the first things to age in a seafront flat. Frames corrode, seals fail and the apartment gets noisier and hotter. New windows and sliding doors fix all three.
We pick frame materials and finishes with salt in mind, and the work is fitted and sealed carefully so the new windows perform.
Railings, shutters and other exterior elements should be reviewed during the same visit. Anything on the facade needs to match what the community allows.
Humidity
A bathroom with poor ventilation in a humid coastal flat soon shows mould on ceilings and grout. In a reform we address extraction, waterproofing and material choice together.
Kitchens need good extraction as well, and finishes that resist moisture and grease. We pair these with sensible storage and worktop space.
While the surfaces are open, it is the right time to renew old pipework and rewire. Salt and age affect hidden services as well.
Terraces and use
Calpe is popular with owners from abroad, and many flats stand empty for stretches. Closed-up apartments suffer in heat and damp, so durable finishes and good ventilation are worth the investment.
Terraces with sea views reward attention. New tiling, drainage and, where the community permits, glazing make them usable for more of the year.
