Damp proofing for Calpe villas, apartments, underbuilds and town houses — from the hillside urbanisations down to the seafront.

Calpe gives us two quite different sorts of damp job, and they sit only a few minutes apart.

On the slopes above the town, villas are cut into terraced plots with underbuilds, garages and retaining walls holding back the hillside. Down on the front, the apartment blocks face straight out at the sea with nothing between them and the weather.

Different buildings, different problems, and a survey that starts in the wrong place on either of them wastes everybody's time.

Hillside plots

Villas Built Into the Slope

A villa on a terraced Calpe plot — the ground running up around Maryvilla, La Canuta and towards Oltà — almost always has a wall with soil against the other side of it. The back of a garage, the rear of an underbuild, or a retaining wall doing the work of holding the terrace up.

Those walls are where lateral damp comes from. Water in the ground behind them pushes sideways through the structure, and because the wall looks completely normal from inside, it is regularly mistaken for rising damp and treated as such, which rarely helps.

What can be done depends on whether the buried face can be got at. If the terrace above can be opened up, waterproofing the outside face and improving drainage is the stronger fix. If it cannot, tanking from inside is the practical route.

Underbuilds

Underbuild Conversions in Calpe

The underbuild conversion is the most common reason people in Calpe ring us about damp: a storage level underneath the house that somebody now wants as bedrooms, a gym, an office or guest accommodation.

Because that level sits partly below the ground outside, it needs tanking before it becomes a room, not after. We have seen plenty of finished underbuilds where the plasterboard went on first and the damp arrived the following winter, and putting that right means taking the new room back out again.

If you are planning a conversion, the waterproofing is the first decision, not the last one.

The seafront

Apartments and Terraces Near the Sea

The blocks along the Arenal and La Fossa take wind-driven rain off the sea on their exposed elevations, and salt with it. Render cracks, sealant around windows and sliding doors hardens and lets go, and water finds its way in.

Terraces are the other frequent culprit. An apartment terrace sits over the flat below, so when its waterproofing fails the damage usually appears on somebody else's ceiling. The tiles can look perfect while the layer that actually does the waterproofing has gone.

We investigate leaking terraces, repair the substrate and install a proper waterproofing system before the finished surface goes back.

How a Damp Survey in Calpe Works

The first thing we usually want to know in Calpe is which side the water is on. Damp in a lower level against the hill behaves quite differently from damp on a frontline elevation taking weather off the sea, and telling those apart on site saves treating the wrong one.

From there we say what we think is causing it and recommend something proportionate — occasionally a smaller job than expected. That pattern usually points at penetrating damp rather than rising damp. The exposed elevation takes wind-driven rain, and cracked render or failed sealant around windows and sliding doors lets it through. The survey looks at the outside face as well as the inside.

Can you tank an underbuild in Calpe before we convert it?

Yes, and that is much the better order. Waterproofing a below-ground level as part of the conversion is straightforward; doing it after the room is finished means removing the finishes again.
