Benidorm is dominated by apartments, and that changes the damp work almost completely.

In a town where a large share of the property is let, used seasonally or shut up between visits, the most common problem we are called to is not water coming through the structure at all. It is condensation, and the black mould that follows it.

That does not mean penetrating damp and leaking terraces do not happen here. They do, constantly — and in a block they raise a question a villa never does, which is whose wall it actually is.

Condensation and Black Mould in Apartments

An apartment that is shut for weeks at a time with no air moving through it will produce condensation regardless of what the weather is doing outside. Moisture from the last occupants, from the bathroom, from a kitchen with no working extract, simply sits there and condenses on the coldest surfaces.

A single-aspect flat makes it worse. With windows on one elevation only there is no cross-ventilation to carry moisture out, and the internal bathroom that comes with that layout is relying entirely on a fan that may or may not still work.

The signs are consistent: black mould around window reveals, in ceiling corners, on the external corners of rooms, and on the wall behind a wardrobe or a sofa pushed up against an outside wall.

Treating that as rising damp is money spent on the wrong problem, and the mould usually returns. What it actually needs is a ventilation answer, the mould dealt with properly, and in some cases work on the cold surfaces it is forming on.

Comunidad Property, Private Property and Who Pays

This is the part that catches people out in a block, and it is worth understanding before you spend anything.

In a Spanish comunidad de propietarios, the structure, the facade, the roof and the communal decks are generally the community's responsibility, while what is inside your own front door is yours. So a leak that originates in a communal terrace deck or a failed facade joint, and shows up as damage in your bedroom, is not necessarily a bill you should be paying on your own.

What settles it is evidence: where the water is actually getting in, rather than where it is appearing. That is exactly what a survey produces — a written account of the likely source, with photographs, which you can put in front of the administrator or the community.

We are damp and building contractors, not a loss adjuster and not your lawyer. But finding and recording the source is the same job either way, and it is a good deal easier to have that conversation with the community holding a report than a suspicion.

Ground floors

Ground-Floor Apartments and Commercial Units

Ground-floor flats and the commercial units beneath the blocks have their own version of the problem. Floors and walls sitting at or just below the level of the ground and paving outside can draw moisture, and there is usually no damp proof course to stop it.

These are also the units most likely to have been fitted out several times over, which means previous finishes, previous coatings and previous attempts at a fix all sitting on top of each other.

How a Damp Survey in Benidorm Works

In a Benidorm flat the two questions that settle most of it are whether the damp gets worse after rain, and whether it is worse after the property has been shut up for a while. The first points outside and often at communal structure; the second points at ventilation.
