Benidorm is a city of apartment blocks, and building work in a block is a different job from work on a villa. Dragon Reforms has built and renovated across the north Costa Blanca since 1999, and we manage every trade so you deal with one team.
If you own a flat in Benidorm, your building work is shaped by the building around you. Walls may be shared, floors sit above and below other homes, and the structure of the block belongs to everyone. The job simply has to be planned around that.
Most of what we are asked to do here is practical: opening a closed-off kitchen to the living room, enlarging a small bedroom, sorting out a terrace after years of sun and salt, or bringing a flat up to date before it is let or sold. Many owners are not in Spain for most of the year and want the work done and photographed while they are away.
We build, and we manage the plumbers, electricians, carpenters, plasterers and tilers who finish the job, so that a wall coming out does not leave the electrics half done or the floor unfinished. The quotation is free, and we put the work in writing after a visit.
Apartment blocks
The first thing to establish in any flat is what the wall in question actually does. In a block with a concrete frame, many internal walls are simple partitions, but some are part of the structure, and it is not always obvious which is which from standing in the room. We look before we quote, and we explain what we find in plain terms.
Working in an occupied block also has practical demands: noise hours, lift use, protecting common areas and removing rubble. We keep the work tidy and tell owners what the community is likely to expect.
Because the licence position can vary, we advise at survey on whether the town hall is likely to need to be asked. Structural changes and some external work may need a licence, and if the work touches the facade or shared structure the community of owners usually has a say as well.
Terraces and roofs
A terrace in Benidorm gets full sun and salt-laden air, and an apartment terrace is often a waterproofing question as much as a surface one. If water is getting through to the flat or the ceiling below, tiles alone will not cure it. We investigate the falls and the layers underneath before deciding whether repair or rebuild is the honest answer.
The same thinking applies to flat roofs on top-floor flats: we look for where the water is actually entering rather than patching the first visible stain.
Cracked or loose render on a wall that belongs to you is repaired properly, matching texture and colour so the repair does not stand out.
The old town
Benidorm also has an old town, and the smaller older houses and flats there are a different proposition. Walls may be thicker, ceilings lower, and past alterations unrecorded. These buildings reward a careful survey, because the surprise behind a wall is more likely.
We approach them with the same question as everywhere: what is this building made of, and what will the proposed work do to it? Sometimes the answer is that a smaller scheme gives you most of what you want, and we will say so.
If your property is a house rather than a flat, extensions and rear-patio works are also possible, subject to the licence position.
How it works
We visit the flat or house, measure up, look at the structure and talk through what you want. Within a short time you receive a written free quotation setting out the scope, and we tell you what we expect regarding licences and the community.
Once you agree, we programme the trades in the right order and keep you informed by phone and photos if you are abroad. When the work is complete we walk it through with you, and the work is guaranteed, with the scope set out in the quotation.

Often you can, but it depends on whether the wall is a partition or part of the structure. We check at survey and explain what support, licence or community permission may be needed.
If the work touches the facade, shared structure or common areas, the community usually has to be involved. We tell you when we think that applies.
Yes. We look at the falls and layers below the surface first, because the cause of a leak is often underneath the tiles.
