In Benidorm most terraces are balconies and roof terraces on apartment blocks. They are small, exposed to the sea air and often sit above somebody else’s home, so the work has to be done carefully.
Benidorm is a town of high-rise apartment blocks, with an older core of low houses and narrow streets behind the seafront. Very few homes here have a garden. The terrace or balcony is the outdoor room, and it takes a lot of use from owners, tenants and holiday guests.
That changes how terrace work is approached. A leak does not just damage your own home. It runs into the flat below, which means a waterproofing failure becomes a neighbour’s problem very quickly. The base and the waterproofing matter far more than the tile on top.

Above other people’s homes
When a balcony leaks in a block, the first sign is often a damp mark on the ceiling of the flat below. By then water has usually been getting in for some time through cracked tiles, failed joints or the junction with the door.
Our approach is to lift the surface, deal with the base, apply a new waterproofing layer that runs up the walls and over the edges, and only then tile. A dry-looking balcony after a surface repair can still be leaking underneath.

Sea air and constant sun
A terrace facing the beach gets salt in the air and strong sun for most of the year. Porcelain stands up well to both and is easy to clean, which suits an apartment that may be empty for weeks. Textured finishes give grip when the floor is wet.
Railings take the worst of the weather. Where we find rust, loose posts or failing fixings, we repair or refix them, and where replacement is needed we choose materials that cope with the coast.
Roof terraces on top of blocks need the same attention to drainage, as large flat areas collect water fast when a storm arrives, and outlets can block with debris.
Rental flats and second homes
Many Benidorm apartments are let to holiday guests or used only a few weeks a year. In both cases a terrace that is safe, easy to look after and not slippery is worth more than a fancy one.
Work can be timed around occupancy. If you live in the UK, Scandinavia, the Netherlands or Germany, we agree the plan in advance and send photos and updates while you are away.
While we are at the terrace we can also repaint walls and ceilings affected by damp, or sort out outdoor lighting and sockets, so you do not need a second contractor.

In a block, we plan access, protection of shared areas and the removal of waste, then work in a sensible order: strip, repair, waterproof, allow curing time, tile and finish. You receive updates as the job moves along.

Outdoor porcelain is the usual choice because it is durable, low maintenance and available with non-slip textures. We can also lay natural stone where the terrace suits it.
