A roof leak in a Benidorm tower or low-rise block rarely belongs to one person alone. We inspect, explain who is responsible for what, and repair the parts that are yours, with safe access and a written quotation.
Most homes in Benidorm sit inside a larger building, so the roof above you is often a shared structure. That changes how a roofing job begins. Before any repair is priced, we want to know which part of the roof serves your home and which part belongs to the whole community of owners.
Typical calls from this city come from top-floor apartments with ceiling stains after heavy rain, penthouses whose private roof terrace has started to let water through, and low-rise blocks and townhouses with clay tile roofs that have slipped or cracked in the sun.
We climb up, photograph what we find and report back in plain language. Owners who live abroad receive those photos by phone, so a decision about the repair can be made without a flight. The inspection comes first and the quotation follows in writing.
Blocks
In a block, the main roof, the facade and the stairwell normally belong to the community, while the roof terrace attached to your own penthouse may be exclusively yours. The deeds and the community statutes settle this, and we cannot decide it for you.
What we can do is tell you where water is entering and how the repair would be done. If the fault lies in a shared area, we can still write up what we found so that you can put it in front of your administrator with photographs.
If the community has already agreed to work on the main roof, we can quote for that as well, coordinating with whoever is running the arrangement. Our scope covers the repair itself and its safe execution, not the internal politics of a block.
Penthouses
Penthouse roof terraces take the full force of the Benidorm sun, which expands and contracts the surface every day. Over the years that movement opens hairline cracks, lifts edges and loosens the joints around drains and parapet walls.
Where the problem is the covering itself, the cure may be a proper waterproofing system, which our Damp Proofing service handles. Where it is the edges, upstands, coping stones or outlets, that is roofing work and we handle it directly.
We look at how water leaves the terrace as much as at the surface. A blocked outlet or a terrace that falls the wrong way will defeat even a good repair, so we check the fall and clear the route before sealing anything.
Access
Getting to a Benidorm roof can be the hardest part of the job. Tall buildings, narrow pavements and neighbours below mean planning the access before anyone climbs, whether that means the stairwell, a roof hatch, a ladder or scaffolding.
We tell you at the survey what access the roof will need, as scaffolding on a public pavement may require the town hall's agreement. We explain this early so that it does not become a surprise in the middle of the job.
Autumn downpours on this coast arrive suddenly and in quantity, so we do not leave a roof opened up when rain is forecast. Temporary protection goes on at the end of each working day.
How it works
The first step is a visit to look at the roof and the ceilings below it. We trace the stain upwards, because the point where water appears inside is seldom the point where it gets in. You receive a written quotation describing the repair and what it covers.
From abroad, you get roof photographs and agree the work by message or video call. During the job we report progress, and at the end we show you the finished repair, including the outlets and edges, before we leave.
Questions
It depends on whether the leak comes from a shared roof or from an area belonging only to you, such as a private terrace. Your deeds and the community statutes decide. We inspect, record the cause and report so you can raise it correctly.
Yes. We repair edges, upstands, drains and cracked areas, and tell you honestly if the whole covering needs a waterproofing system instead. That larger job belongs under Damp Proofing, a service we also provide.
Not always. Some roofs are reached from a hatch or by ladder; taller or awkward buildings need scaffolding. The survey settles it, and we tell you whether anything on the public pavement might need the town hall's agreement.
Yes. Photographs of the fault reach you, we talk through the options by phone or video and update you through the job. Many of our Benidorm owners are overseas for most of the year, so remote decisions are routine for us.
