Most second homes in Benidorm are flats on upper floors, and that shapes everything about refurbishing one. Materials must go up in a lift, neighbours live above and below, and owners want the place usable again without a long gap.
A tower block apartment is a fixed box. Walls, risers and the position of the balcony are not yours to move, so a refurbishment is about making the most of the space inside: a better kitchen, a bathroom that works, floors that wear well and a flat that stays comfortable when the temperature outside is high.
Because so many flats here are used for short stays by family or visiting guests, the surfaces take a hammering. Scuffed paint, stained grout and a tired sofa-bed corner say little about the building but a great deal about how hard the flat is worked.
We survey, quote in writing, and then run the job as one team. Lifts, entrance halls and shared corridors are used with care, and we keep the community informed so that your refurbishment does not make you an unpopular neighbour.
Access
Deliveries in a high-rise block depend on the lift, the loading arrangements and the goodwill of the community. We plan material drops carefully, protect common areas and check with your administrator before starting anything noisy, so there are no surprises for you or for the building.
Rubbish has to come down as well as materials going up. We remove debris regularly rather than letting it accumulate in your flat or stairwell, and we clean shared areas after each delivery or removal. That gives you a clear idea of cost before any skip arrives.
Noise travels through concrete floors, so we keep the loudest tasks to sensible hours. If your block has its own rules on works, tell us early. We would rather adapt the programme than have the job interrupted halfway. Any hard-to-reach pipe runs are noted on the plan we give you.
Compact spaces
Many Benidorm flats have a small galley kitchen opening onto a lounge or a narrow bathroom with a bath that nobody uses. Swapping the bath for a shower and using wall space in the kitchen can transform how the flat feels without altering its footprint.
Fitted wardrobes, built-in storage and sliding doors help a one-bedroom flat sleep more guests more comfortably. Our carpenters make these to measure, which matters when ceilings and walls are not perfectly square. Sliding panels save the floor space that swing doors would waste.
Light flooring and neutral paint make rooms look larger and are easy to touch up. We suggest finishes that suit a flat which gets heavy use in short bursts, and which you can maintain from a distance. Wipe-clean surfaces and scuff-resistant paint repay the small extra cost within a season or two.
Heat
Flats high up in a tower catch the sun for much of the day, and a closed-up apartment can become very warm. Cooling is rarely optional, so we look at where a unit can go, how the pipework will run and where the outdoor part can sit within your community rules.
Old aluminium balcony doors and windows often leak air and noise. Replacing them improves comfort as well as security, which matters in a flat you are not in all the time. Condensation marks on a bathroom ceiling usually tell us the air is not moving.
We also check the bathroom extraction, because a shower room with poor ventilation in a hot climate sees mould quickly. It is a small detail that saves repainting later. A cheap fan fitted properly is worth far more than a dear one fitted badly.
How it works
A Benidorm job normally starts with a visit to the flat, where we measure up, look at the lift and access, and agree with you what will be changed. If you are abroad, a friend can meet us or we can hold a video call from inside the apartment.
After the written quotation is accepted we confirm dates, order materials and begin. You receive photographs at the main stages, and we finish with a full clean and a handover walk-through, by video if you cannot be here. Where a block keeps a log of works, we make sure your entry is recorded.
Questions
We cannot remove all disturbance, because building work makes noise, but we limit it. We check any community rules, keep noisy tasks to sensible hours, protect lifts and corridors, and clear debris regularly. Good planning keeps the inconvenience short and the neighbours on side. We also give your administrator our contact details in case of any query.
No. Many owners are abroad throughout. We send photographs and videos, call you when a decision is needed, and can hold keys for the duration. You only need to be present if you choose to be, for example at the final handover.
Usually, yes. It is one of the most common requests in holiday flats. We check the drainage and the floor, then fit a tray or level-access shower with new tiling and a screen. We tell you at survey if the layout makes it awkward.
Yes. When we survey, we say whether your plans may need the town hall's licence first, and what applying involves. Cosmetic work seldom raises the question, but altering the layout or exterior can. Cosmetic jobs such as painting are usually straightforward.
