Finestrat's holiday homes sit on two levels of the landscape: apartments and townhouses down by the Cala, and villas climbing the slopes above. Steep plots and sea views shape what refurbishment is sensible.
The mountains rise abruptly behind Finestrat, and many villas have been built on steep terraces that face the sea. Views are the whole point of owning there, which means large windows, big terraces and outdoor stairs that all need maintaining.
Down by the Cala, the housing is different: apartments and townhouses in residential complexes, many with communal gardens and shared pools. Refurbishing one of these is closer to a flat project, with a community to consider. Both types are common here, and the town hall, community and tradespeople you deal with differ between them.
We manage both kinds of job. A survey tells us how the property is built, what has aged and what you want from it, and the written quotation sets out the work for your approval. Many Finestrat owners are only here for part of the year, so we plan accordingly.
Steep plots
Steep gardens mean steps, retaining walls and terraces at several levels, each with its own waterproofing and drainage. Before touching a finish, we find out where water goes when it rains hard. A beautiful surface above a failing wall does not last.
Access can be awkward. Narrow urbanisation roads and sharp driveways limit what lorries can reach, so large deliveries need coordinating with the supplier. We tell you what that means for time before the job starts. Hot or wet spells affect how quickly a cement bed cures, so timing matters.
Lower levels of a sloping villa often include a garage, store or spare bedroom set against the hill. These are the rooms most likely to feel damp, so we check them closely when you are thinking about reusing the space.
Views
Panoramic glazing is wonderful when it works and miserable when it does not. Old sliding doors jam, leak and let in the heat. Replacing them is among the biggest comfort improvements available, and the glazing is usually the first job on a Finestrat villa.
Terraces with a view are usually large and fully exposed. Tiling cracks, drainage clogs and handrails weather. We repair or relay with materials suited to strong sun, and we tell you where a cheaper patch would simply fail again. Safety glass and secure locks are part of the specification, not an optional extra.
Shading is worth considering as well. Good outdoor design keeps the sun off glass in summer without shutting out the view, and joinery such as pergolas or screens can be made to measure. Pergolas in treated timber or metal frame the view and cool the terrace beneath.
Cala
An apartment in a residential complex is subject to community rules about noise, working hours and use of shared areas. We ask early and plan around them, so the job runs smoothly and your neighbours remain friendly. Shared gardens and pools sit outside your boundary, so we are careful not to mark them.
These flats are often used only part of the year, which means kitchens and bathrooms last well but show their age. A fresh coat of paint, new flooring and a modern shower can bring one back quickly and cost far less than a full strip-out.
Cooling and good windows turn a pleasant flat into a comfortable one. We advise on units that fit within your community's rules and on balcony doors that close securely. A tidy balcony door with a proper seal is quietly one of the best upgrades available.
How it works
We begin with a visit, looking at levels, access and the state of terraces, windows and services. If you are abroad, a neighbour or friend can let us in while you watch on video. A written quotation follows within a few days.
After you approve it, we schedule trades in order, send photographs at each stage and ask for your decisions only when we need them. At the end we clean, check everything with you and hand back the keys. If anything has to change on the way, we explain the reason before acting.
Questions
Yes. We replace sliding doors and large windows, and we tell you at survey about lead times, because made-to-measure glazing takes time to arrive. We also check the opening and the surrounding wall so the new frames fit and seal properly.
Water management, retaining walls and exposed terraces. We check drainage and the state of walls before planning visible work, and we tell you honestly when something needs deeper repair than a cosmetic fix. We also repair or replace cracked sections and re-seal joints where required.
