Damp proofing for Finestrat — the old village on the mountain, the villas on the slopes, and the apartments down at the Cala.

Finestrat is unusual in that the municipality has two completely separate characters, and they need approaching differently.

Inland, the old village sits below Puig Campana — stone houses stacked up a hillside, narrow streets, thick old walls and very little ventilation. On the coast, Cala de Finestrat is modern apartment blocks next door to Benidorm.

In between are the villa urbanisations on the slopes, which bring the underbuild and retaining wall work we do throughout this area.

The old village

The village houses are old, built from what was to hand, and set into a hillside. Rear walls are frequently against rising ground, there is no damp proof course, and the render on the outside may have been renewed several times in materials that do not all suit the wall underneath.

The moisture in a building like that has to be able to get out somewhere. Put a modern impermeable coating across the outside and it tends to find the inside instead, which is a common way of making an old house worse while believing you are fixing it.

We look at how the wall was actually built before recommending anything to put on it.

The slopes

Villas, Underbuilds and Retaining Walls

The villa plots on the hillside between the village and the coast produce the standard sloping-plot damp job: a lower level or garage built into the slope, a retaining wall with soil behind it, and water coming through sideways once whatever was protecting that buried face gives up.

Tanking, drainage improvements and remedial finishes are the usual answer, and which combination depends entirely on what can be got at.

Coastal Apartments and Terraces

Down at the Cala the picture looks like Benidorm's: apartment blocks, seasonal occupancy, terraces over other people's rooms, and exposed elevations taking weather off the sea.

So the two things we are called to most are condensation and black mould in flats that stand empty for long stretches, and terraces leaking into the property below. They are different problems with different answers, and both get reported as damp coming up through the building.

How a Damp Survey in Finestrat Works

Finestrat is one place where we ask where the property is before anything else. A stone house in the village and a flat at the Cala are different buildings in different climates, ten minutes apart, and almost nothing that applies to one applies to the other.

From there we say what we think is causing it and recommend something proportionate — occasionally a smaller job than expected. Diagnosis → Treatment → Repair → Finishing, with the replastering and decorating afterwards part of the same job. The survey and the quotation cost you nothing, and the work is guaranteed.

Can you treat damp in an old Finestrat village house?

Yes. Old stone houses are assessed on their own construction. The main caution is what gets applied to the walls - a modern impermeable coating on a wall built to breathe can push the moisture somewhere less convenient rather than remove it.

Do you cover Cala de Finestrat as well as the village?

Yes, both, along with the villa urbanisations on the slopes in between. They tend to need different treatments, which is why the survey comes first.

Our villa has a retaining wall that is wet inside the garage. Can that be fixed?

Usually yes. It is lateral damp - water in the ground behind the wall. Depending on whether the buried face can be reached, the work is either external waterproofing and drainage, or tanking from the inside.
