Finestrat is a town of hillsides. Villas climb the slopes beneath Puig Campana, and further down the coast Cala de Finestrat has its own mix of homes close to the sea. People buy here for the view, and the view tends to decide how the house was built: large windows facing out, terraces on the best side, and levels stepping down the slope.
That also decides what goes wrong. Big glazed areas gain heat in summer, terraces take the full weather, and houses cut into a hill deal with water coming down it. A renovation of a Finestrat villa is largely about keeping the view while making the house easier to live in.

Planning around the view
In a Finestrat villa, the windows and sliding doors are usually the best feature and the weakest point. Old frames let in air and noise, glass can be a poor performer in summer, and mechanisms wear out. Replacing them is often a key part of a renovation.
We look at windows alongside shading, air conditioning and the layout of the rooms behind them. A new set of doors on a south-facing terrace makes little difference if the room still overheats, so we think about the whole picture.
Sometimes the solution is as simple as better glazing and a well-placed unit. In other cases it means rethinking how rooms are used.
Living on a slope
A hillside villa has several levels, and the way they connect matters. Steps, balustrades and terrace edges wear and loosen, and surfaces that were laid without proper falls hold water. These are the details we check before planning cosmetic changes.
We rebuild or repair terraces from the structure up, with waterproofing and drainage in place before the new finish goes down. Outdoor areas here are used for much of the year, so they deserve the same care as the rooms inside.
Lower floors that sit against the slope need an honest look for damp before anyone plans bedrooms or a studio there.
Inside the house
Many Finestrat villas have kitchens and bathrooms that no longer suit how people live. Open-plan layouts, larger showers and better storage are the most common requests.
Because the plumbing and electrics are ours too, walls are opened once, services are renewed and tested, and the plasterer, tiler and painter follow.
For owners who are not around, we keep the job moving with photographs and calls and we speak English and Spanish.
