La Nucía sits inland and on the hillside, and its housing reflects that. A good proportion of it is villas in urbanisations, built on sloping plots with garages, terraces and retaining walls, and often a pool. Those houses were built in different decades to different standards, and many have reached the point where more than one thing needs attention at once.

That is usually when owners call us. A kitchen from the nineties, a bathroom that has been patched, windows that no longer close well, a terrace that leaks into the room below: any one of them can be fixed alone, but together they point to a renovation. Coordinating them saves time, repeated disruption and the cost of opening the same wall twice.

The plot comes first

Hillside Plots and What They Mean for the House

On a sloping plot, the house is rarely a simple box. There is usually a lower level partly set into the ground, steps between terraces and walls holding back soil. When we survey a La Nucía villa, we look at those parts first, because they often decide what is possible inside.

A lower floor that owners want to make into bedrooms or a guest suite needs waterproofing and ventilation looked at before anything is finished. A terrace above a habitable room needs to be sound before the room beneath is redecorated.

Getting those basics right makes the rest of the renovation last. It is the part nobody sees afterwards and the part that matters most.

Living outside

Terraces, Pool Areas and Outdoor Living

Inland, summers are hot and the outdoors is used for much of the year. Terraces and pool surrounds are often the most worn part of a villa because they take sun and temperature swings every day. Cracked tiles, failing joints and poor drainage are typical.

We deal with terraces as building work: the structure and waterproofing first, then the surface. Done in that order, a terrace is far less likely to give trouble again.

Where a renovation includes new patio doors or windows, we fit them with the floor levels in mind, so the threshold between inside and outside works properly.

Modernising inside

Bringing an Older Urbanisation Villa Up to Date

Inside, the work in La Nucía villas is often about services and comfort. Older wiring is replaced, pipework is renewed, and air conditioning is installed to make the house usable in summer. Insulation and glazing are considered where they make a real difference.

Kitchens and bathrooms are redesigned to suit how the house is used today, which may be very different from when it was built. Larger families, regular guests and rental use all change what a villa needs.

Because all trades are under one roof, the programme runs in order, and you deal with one firm throughout.
