Villas in Finestrat are often built for the view, which means terraces, big openings and levels. Those same features are what age first: terraces, edges, render and flat roofs bear the brunt of sun and weather. Newer villas tend to be larger and more open, and the older houses nearer the village centre are smaller and more traditional, so we scale the approach to the property.
Owners tend to ask us for terrace rebuilds, rendering, roof works, and alterations that open the house to the view, such as enlarged openings or removed walls. Others want an extension for a growing household or visiting family.

Terraces
A terrace in Finestrat is usually the main living space for half the year. It is also the most exposed part of the house. Hairline cracks let water into the base, tiles lift, and edges crumble. Over a few summers the whole surface works against itself, expanding in the heat and contracting at night.
We strip back to find out what the structure is doing, correct falls and rebuild so the surface drains properly. Our terraces and outdoor works team deals with finishes and details. Where an old waterproofing layer has failed, we say so plainly and quote for what is needed, rather than suggesting a new tile finish over a problem that will come back.
A leak below a terrace often means damp in the room under it, so we look at both together. If the terrace is above a garage or living space, the cost of ignoring a leak is higher, because the damage spreads inward where you cannot see it.
Opening to the view
Many Finestrat villas have a layout that turns its back on the best view. Removing a wall or enlarging an opening can change that completely. A well-judged opening lets light and air into rooms that were previously dark and cut off from the outside.
Any such change involves understanding the structure and fitting the right support. Windows and doors in a larger opening are supplied and fitted by our own team.
Structural changes and some external work may need a licence, and we tell you at survey what we expect. Sometimes the town hall will also want to see the change on paper, and we explain what an architect or technician would need to prepare.
Cala and the hills
Near Cala de Finestrat salt air is a factor, and exterior materials should be chosen for it. Higher up the hillside, the exposure is to sun, wind and rain running down the slope. The two ends of the municipality are quite different places, and a builder who treats them the same will get one of them wrong.
Both settings benefit from sound render, careful roof work and good drainage around the house. On sloping ground, the line of a retaining wall, the position of steps and the way surface water leaves the plot all affect the house itself.
We adjust the specification to where the property sits. That might mean a different render, a different roof detail or a different approach to a boundary wall, and we explain the reasoning in the quotation.
