Builders Polop

Polop is a small inland village, with older village houses at its centre and villas on the slopes around. Building here is often about respecting old structures, and Dragon Reforms brings the care that takes.

Village houses in Polop are typically narrow, thick-walled and several floors high, with rooms added over the years in ways that do not always follow a pattern. Opening them up, repairing them or adding a modern kitchen and bathroom is rewarding, but you have to know what you are dealing with. The reward for getting it right is a home with more character than most modern homes, in a village that is quiet and still rooted in its surroundings.

Around the village are villas on hillside plots, where the work is more familiar: extensions, terraces and roofs. Being inland, Polop has less salt in the air, but cooler winter nights and heavier rain when it falls make damp a real question, particularly in older walls.

Working With Thick Walls and Old Layouts

A Polop village house may have walls of stone or mixed materials a metre thick in places. That gives good insulation, but it also means that a new opening is a serious operation requiring proper support. Thick walls also mean thick openings, so doors and windows set into them need carpentry made to measure rather than off the shelf.

Rooms are often connected in odd ways, and there may be levels that do not quite match. We survey carefully and suggest the simplest approach that achieves the result you want. Sometimes the best advice is to keep more of the original layout than you first thought, and we will say so if we believe it saves money without costing you the result.

Access in village streets can be tight, so we plan deliveries and rubble removal in advance.

Stone and roofs

Repairing Stonework and Old Roofs

Old stone needs the right mortar. Repointing with hard cement can trap moisture and damage the stone, so we use appropriate materials and take our time. Cement-heavy repairs are quicker and cheaper at the time, but they tend to cause trouble later, which is why we prefer lime-based approaches on old stone where they are appropriate.

Timber-framed tiled roofs on older houses may have sagging beams or broken tiles. We look at the structure before deciding between repair and renewal. Valleys and ridges are the usual weak points on an old roof, and a few repaired tiles may be all that is needed.

If damp is showing in the walls, we treat the cause as well as the finish. Cool winter nights and the odd heavy rainfall mean old walls need to be able to breathe, which affects what we put on them.

Villas around Polop often have generous plots and views across the valley. Extensions, terraces and retaining walls are the main jobs. Being above the village, many of these plots have views but also have steps, slopes and walls that have been around a long time.

Plot rules vary and what you can build depends on the town hall. We advise at survey and say when an architect or technician is needed.

We match the new work to the existing house, including render, roof line and stone details. Our carpenters and window teams finish openings neatly, so the new work looks as if it was always part of the house.
