Finca Renovations Polop

Renovating old village houses and country fincas in and around Polop, often in stages and on tighter budgets than a full rebuild.

Polop is a small inland village, and the houses around it reflect that. There are older village houses along narrow streets, hillside villas on the slopes, and fincas on the land beyond. The older ones are often the least altered, which is both their charm and the source of most of their problems.

The people who buy them tend to ask a slightly different question from owners elsewhere on the coast. Rather than a single large project, they often want to know what can be done first, what can wait, and how to spread the cost over a couple of years without undoing anything along the way.

That is the thread of this page. We have worked in Polop and the area behind the coast since 1999, and phased finca work is a normal part of it.

Where to begin

Deciding the Order of Work

With an old house that has seen little modernisation, the order of work matters more than any single item on the list. Roof first, because water coming in undoes everything beneath it. Then structure and walls, then services, then finishes. Skipping ahead, for example fitting a new kitchen before the roof is sound, usually means doing the work twice.

We help you build that sequence at the quotation stage. Each phase is priced separately and set out so you can see what it achieves and what it leaves for later. That lets you commit to the stages you are ready for without being committed to the whole.

It also means a house can be made weather-tight and safe early, even if the interior has to wait.

Village houses

Old Houses on Narrow Streets

Village houses in Polop are generally built tight against their neighbours, with shared walls, small yards and limited access. Heavy materials may have to be carried a distance, and noise and dust need handling with care. Neither is a reason to avoid doing the work, but both affect how it is planned.

Shared walls also raise questions of damp and structure that do not apply to a detached finca. A wall that is damp on your side may be affected by the neighbouring property or by a shared roof line, and it is worth understanding that before treating it.

We look at the whole building and its situation, not just the room in front of us, and explain what we find before recommending anything.

Country fincas

Fincas on the Land Beyond the Village

Beyond the village, the fincas are more spread out, with their own land, terraces and sometimes outbuildings. Many have been in the same family for a long time and have only been touched in small ways. They tend to need the full range of traditional repairs: stone, lime, beams and roof.

Services can be more varied out here, so we look at how the electricity, water and drainage work before planning new installations. We will tell you if something is outside what we can sensibly advise on and suggest who should look at it.

Once the structure is sound, the finishing work, such as a bathroom, a kitchen and a terrace, goes in around it.

How it works

How a Finca Job in Polop Works

We visit the house, talk through what you want to do, and discuss which parts need doing first. A written quotation follows, free of charge, with the work divided into sensible stages where that helps.

We coordinate the trades and keep you informed by phone and photographs if you are not there. The work is guaranteed, with the scope set out in the quotation.

Questions

Finca Renovations Polop — Common Questions

Can finca renovation in Polop be done in stages?

Yes. Many projects are. We set out the work in a sensible order, usually roof and structure first, then services and finishes, so each stage stands on its own.

Do you work on village houses as well as country fincas?

Yes. Village houses and country fincas around Polop both need traditional stone, lime and timber repairs, though the practicalities differ.

What should come first when renovating an old stone house?

Usually the roof and anything letting water in, followed by structural and wall repairs, then services such as electrics and plumbing, and finally finishes.
