Finestrat’s villas climb the hillside under Puig Campana, and the slope decides most of what a renovation involves.
Few places on this coast are as clearly shaped by their hillside as Finestrat. Villas step up the slope with Puig Campana as a backdrop, and others sit lower down towards Cala de Finestrat and the sea.
The slope brings both the good and the awkward. There are views and privacy, and there are also split levels, garages and storage cut into the hill, long flights of steps and walls that hold back a lot of earth.
Our work here is mostly about getting that structure right and then making the living areas worth the view. Ask us what we notice first on a Finestrat villa and it is rarely the kitchen. It is the ground around the house, where it drains to, and what the walls on the downhill side are holding up.
Below the house
A lot of Finestrat villas have a lower level that is part buried. Owners want to turn it into bedrooms, a games room or guest rooms, and with the right preparation it works well.
The preparation is the hard part. Ground water, drainage and the condition of the buried walls decide whether that level will be dry. We look at them before drawing a layout, and treat the damp first.
Done in that order, you get a usable room. Done the other way round, you get plasterboard that has to come back off.
Outdoors
The terrace is often the main reason people buy in Finestrat. On sloping plots it may be built up on walls or over a lower room, so its waterproofing and drainage matter.
We replace failing surfaces properly, from the base up, and consider shade, railings, steps and the link with the kitchen or living room so the space gets used.
Where there is a pool, the surrounding paving and drainage are renovated to the same standard.
Inside
A villa with a spectacular view often has an ordinary interior: a dated kitchen, small windows, tired bathrooms. Renovation brings the inside up to match.
Larger glazing and sliding doors let the view in but need thought about sun and heat, which is where shutters, glazing choice and air conditioning come in.
We handle the kitchens, bathrooms, joinery, plastering and painting as part of the same job, so the whole house arrives at the same standard.
How it works
We start by walking the house and the plot, including the lower level and the retaining walls. The written quotation is free, and sets out what is covered. We also say at this stage if something in the house needs attention before the main work starts, such as damp, drainage or a roof problem, so the quotation reflects the real job.
From there one person manages the trades and keeps you informed by phone and photographs if you are abroad. We speak English and Spanish, and the work is guaranteed.
