Villa Renovations Villajoyosa

Villajoyosa is a working Spanish town, not only a resort, and its villas tend to be lived in through the winter as well as the summer. A renovation here should make a house comfortable in every month, not just in August.

La Vila Joiosa is known for the colourful houses along its seafront and the old town behind them. The villas sit further back, on urbanisations inland of the coast, where plots are larger, the roads are quieter and the sea becomes a view rather than a neighbour.

Because the town keeps its own life going all year, a good share of those villas belong to people who live in them permanently, or who come for long stretches. That changes the brief. A permanent home needs a kitchen that works every day, bathrooms that are pleasant in January, and rooms that stay comfortable without constant air conditioning.

Our villa work covers the whole house or a single part of it, planned so that nothing done in the first phase has to be torn out in the second. Design, building, plumbing, electrics, joinery, plastering, tiling, painting, windows and air conditioning all sit under one project manager.

Year-round

A Villa You Live In, Not Just Visit

Holiday villas are often built around summer: big terrace, small kitchen, bedrooms that were never meant to be used in cold weather. Someone who lives in Villajoyosa through the winter notices every one of those compromises, and the renovation list tends to start with comfort rather than cosmetics.

We look at how the house is actually used across a normal week. Where does the family eat? Which rooms are cold on a January evening? Where does the afternoon sun make the living room unbearable? Those answers decide the layout far more than any catalogue photograph does.

We tell you honestly where a change is straightforward and where it touches the structure and needs more planning, so the scope you approve is the work that really gets done, without a second bill appearing halfway through. Clear scoping is the cheapest protection an owner has.

Phasing

Doing a Renovation in Sensible Stages

Many people with a villa near the town prefer to spread the cost and the disruption over two or three seasons: kitchen and bathrooms first, then floors and windows, then the terrace. That works well provided the whole plan is drawn up at the start.

Hidden services are the reason. If the electrics and pipework are renewed in phase one with the later rooms in mind, nothing needs to be chased out of fresh plaster a year afterwards. We map the routes, leave capacity where it will be needed and note it in writing.

If you would rather have everything done in a single push while the house is empty, we can programme it that way too, and tell you which jobs depend on each other so the order makes sense on site. Drawing that sequence up in advance prevents expensive repetition.

Outdoors

Terraces, Shade and Cooler Rooms

On a sunlit inland plot the terrace is the real living room for half the year, so its surface, drainage and shade matter. We renew tiling over a properly waterproofed base, deal with falls so water leaves the terrace instead of sitting on it, and plan covered areas that suit the way the sun moves.

Indoors, old single-glazed windows and ill-fitting doors are usually the main reason a villa is hot in summer and draughty in winter. Replacing them, adding shutters or shading, and positioning air conditioning units together gives better results than doing each in isolation.

Swimming pools are not something we build, but we do the paving, edging and terraces around one that already exists, and we can fit that work in around whoever looks after the pool itself. Pool equipment and its owner stay outside our scope, though we tidy up around them.

How it works

How a Villa Renovations Job Job in Villajoyosa Works

The first step is a visit to the villa, or a video call walking through it if you are abroad. We note what is sound, what is tired and what needs attention before finishes go on, then put the scope, the order of work and the figures into a written quotation, which carries no charge.

After that a single project manager runs the trades and answers your questions. Photographs and short videos keep you informed, decisions are agreed in writing, and suppliers and the town hall are dealt with in Spanish. A guarantee stands behind the finished work, with its scope set out in your quotation.

Questions

Villa Renovations Villajoyosa — Common Questions

Do you renovate villas in Villajoyosa that are lived in all year?

Yes, and many of the houses we are asked about are exactly that. We plan around how you live, so the kitchen and bathrooms are usually prioritised, and work can be phased to limit disruption if you stay in the house during the project.

Can a Villajoyosa villa be renovated in stages over several years?

Yes. We draw up a complete plan first so that early work, especially wiring and pipes, anticipates later rooms. That avoids opening finished walls again and lets you spread the spending in whatever way suits you.

Will a villa renovation in Villajoyosa need a licence?

It depends on what is being changed. Cosmetic and interior work is treated differently from structural alterations or changes to the outside of the house. At the survey we will give a view on whether your particular job may need a licence from the town hall.

Do you build pools as part of a villa project?

No, we do not build swimming pools. We do the terraces, paving, edging and waterproofing around an existing pool, and we can coordinate those surrounding works with whoever looks after the pool itself, so that the two jobs do not clash.
