Unlike some resort towns, La Vila Joiosa runs on local life through the winter. Families, long-term residents and people who work in the town use its homes daily. When they need more space, they look first at the garage or lower floor rather than moving.
Housing is mixed. Near the sea there are apartments, in the old streets there are townhouses with a ground floor opening straight onto the pavement, and inland on the urbanisations there are villas with garages and underbuilds. Each calls for its own approach.
We approach every job with the same questions: what is the space now, what is it registered as, where does moisture come from, and what do you need the room to do through a normal year? The answers decide the plan.
Townhouses
In older streets, a townhouse ground floor can be a garage with a wide door onto the pavement, or a small room used as a store. Converting it means thinking about the street as well as the house: the door, the sill height and the way water runs along the pavement.
A new window or a smaller door changes the facade, and in the older part of town the town hall may care about that. Raise this with the council before any cutting, and we keep the design in keeping with the neighbours.
Inside, we usually need to raise or insulate the floor, treat the walls and add ventilation, because a room at pavement level feels every shift in humidity.
Family Use
The conversions we are asked for in Villajoyosa are often for family. Bedroom and shower room for a young adult who stays at home, a ground-floor room for an elderly parent, or a calm workspace for someone working remotely.
Each use sets different needs. A parent's room needs level access and a bathroom nearby. A workspace needs good light, power, data points and air that stays fresh through a long day. A teenager's room benefits from sound insulation.

Seafront and Inland
Close to the water, an apartment's garage or trastero sits in a community block, and shared rules apply. The work is mainly internal, with careful moisture control because of the sea air.
Inland, villas on urbanisations have underbuilds more like those found elsewhere on the hillsides. They are often large and unfinished, offering space for a self-contained suite.
In both cases, the registration and the town hall come before design. Whether a garage may serve as living space is not something we can decide, though we can point you to the right questions.

In Villajoyosa, a visit comes first to see the room, its street or garden frontage and the way it joins the rest of the home. We talk about who will use it and when.
A written quotation follows, with moisture control, structure, services and finishes in order. Matters for the council are noted, and owners who are away receive updates.

Yes, it can be fitted out as one, with a damp-controlled floor, ventilation and a window. Sleeping use depends on registration and the council; we outline what to enquire about, and an architect can confirm.
Possibly, especially in the older streets where appearance matters. Check with the council before anything is cut. New openings are drawn to sit well beside the houses on either side.
Technically a lower level can be fitted with its own bathroom and kitchenette. Whether it can be registered or used as a separate dwelling is a town hall and architect question, so check before investing.
