Villajoyosa, or La Vila Joiosa, is a real Spanish town with its own rhythm rather than a seasonal resort. Its colourful seafront houses, old town streets and inland urbanisations all hold families who need floors that work every single day.
That changes our advice. We lean towards practical porcelain with a mid tone and a little texture, hard-wearing joints and details that make cleaning easy. Looks still matter, but a surface that survives years of daily use matters more.
The housing is varied. Townhouses in the older streets, apartments by the sea and villas on inland estates each have their own floor types and problems, so we begin each job by seeing what is actually there.
Daily use
A kitchen floor sees spilt oil, dragged chairs and wet boots. Bathrooms see soap, steam and little feet. We suggest porcelain with a finish that grips but still mops easily, and joints that are narrow enough to stay clean.
Colour is a practical choice as well. Very glossy or very dark tiles show every footprint, while a soft mid tone with some texture hides daily dust. We help you think about what you would rather see on a Tuesday evening than on a showroom day.
If young children or older relatives live in the house, grip underfoot becomes a priority. We choose slip-resistant surfaces for bathrooms and entrances and will tell you if a favourite tile is unsuitable. We also point out which of the options you like will need more care, so there are no surprises later.
Old streets
Townhouses in the older streets are tall and narrow, often with a floor on each level and a steep staircase between them. Materials travel up by hand, and each floor may have a different base, from concrete to old timber beams.
Timber floors need special care. Rigid tiles on a flexing timber structure will crack, so we assess the structure first and, where needed, recommend an approach that suits it, or involve our carpenters and builders to stiffen what lies beneath.
Upper floors also need thought about weight and noise, particularly if neighbours share a wall. We talk through the build-up and keep the work to reasonable hours. We assess how people move through the house too, since staircases and landings take the heaviest wear.
Sea
Apartments close to the sea face sand and moisture on the soles of every visitor. Porcelain at the entrance and in living areas copes well, while a matting area at the door cuts down what travels indoors.
We can build a recessed entrance zone into the floor if you like. Inland villas on urbanisations offer more space and simpler preparation. Larger tile sizes are possible, and so are tidy transitions out to a covered terrace. We level first so the panels sit well.
In every case, we think about how the floor will look in ten years of regular cleaning, not just on the day it is finished. That is why we pay attention to adhesive coverage and to the quality of the joints. Where a recessed mat zone is wanted, it is set into the tiling at the start, not added awkwardly afterwards.
