Many homes around Alfaz del Pi and Albir are several decades old, and their owners now live in them permanently. Dragon Reforms reworks garages and underbuilds so the house suits later life.
This is one of the longer-settled residential areas of the coast. People bought villas and apartments here years ago, often as holiday places, and many have since stayed. A house planned around a fortnight in the sun is now asked to cope with winters, visitors and changing needs.
Age matters when converting. A garage built in an earlier decade may have thin walls, a low slab with no damp barrier and wiring that predates the way we use power today. We assess the whole condition before promising what the room can become.
The most common requests are practical: a bedroom on the entrance level for someone who finds stairs hard, a home office, a laundry that gets wet clothes out of the living areas, or a hobby room. Behind them is usually the same wish, to make the house work better every day.
Later Life
Where a villa has a garage at entrance level and bedrooms upstairs, converting the garage can create a bedroom and shower room without a single step. For owners who intend to stay long term, it is among the most valuable changes available.
Level access takes planning. The floor build-up must bring the slab up to the level of the doorway without a lip, the shower should be flush and the door wide enough for easy movement. We design these from the start rather than adding them afterwards.

Older Buildings
Older garages tend to share the same shortcomings. The slab rarely has a moisture barrier, walls may be a single skin of block, and the electrical supply is often a few basic sockets and a bulb. None of this prevents a conversion, but it sets the order of work.
We open up where we need to, test how damp the walls and floor are, and decide whether to line them, tank them or lift the floor. Wiring is renewed to current practice so the new room is properly supplied.
Replacing, not patching, is often cheaper in the long run. We explain where we would renew and where an existing element can reasonably stay.
Seafront and Hills
Close to the Albir seafront, many properties are apartments, where a garage or store belongs to a block and the community's rules apply. Further up, the hillside villas have lower levels that belong entirely to the owner, though slope and drainage need checking.
Salt and wind affect fittings in the exposed areas, while hillside plots deal with run-off after storms. The two settings suggest different materials and different first steps.
