If a short gap is all you have, we limit the scope: one bathroom, one feature wall, or a hall floor. A smaller job done properly beats a large one rushed. We explain which stages cannot be hurried, such as drying between coats and the sealer cure.
Agents and cleaners often handle the property, so we leave written aftercare instructions that others can follow. Naming the right cleaner and the products to avoid prevents most of the early damage we see in rental homes.
Seafront side
Flats close to the beach deal with sand, damp towels and sea air. Sand is abrasive, so a doormat and rinse routine matter more than usual, and a sealed floor can show scratches if gritty feet are dragged across it every day.
Bathrooms in these flats are often small and well used. We coat walls, shower base and floor in one tone, detail the waterproofing carefully and fit nothing that cannot be reached for repair, since a leaking trap behind a sealed wall is hard to fix.
Where tiles are sound, we may be able to go over them and avoid the mess of demolition, which also helps with building rules. We check each tile, point out what is hollow and note the effect on door heights before anything is agreed.
Hill villas
Villas in the hills tend to have larger kitchens and living rooms, plus terraces connecting them. A continuous floor from kitchen to lounge freshens up older tiles, though the slab and its joints must be assessed before the layout of the finish is settled.
Many of these houses stand empty for weeks, and ventilation then becomes the issue. A closed-up house builds humidity, which can affect any sealed surface. We suggest simple habits such as leaving windows tilted or fitting a dehumidifier to protect your investment.

How it works
After a visit and sample boards, you receive a written quotation with a programme set backwards from your next occupancy. We state which stages can overlap and which must wait, so dates are realistic and not hopeful.
If you are abroad, we send photos and hold video calls, and keys can be held for the project. On completion we walk the room through with you or your agent, and leave notes on cleaning and the sealer.
