Calpe has plenty of apartments near the sea, but its hillside villas are where our villa work is, and salt air shapes how they should be finished.
Calpe is dominated by the Peñón de Ifach and by apartment buildings close to the water. The villas are mostly a different story, spread over the slopes inland from the front and around the hills.
Being near the sea matters. Salt and wind affect metalwork, window seals, paintwork and render faster than they do a few kilometres inland, and a renovation that ignores that will look worn sooner than it should.
So the choices we make here are about materials as much as layout. Inland from the front the hills are quieter, houses are larger and the sea feels further away, but the sun, wind and humidity are much the same, and finishes need to be chosen with all of them in mind.
Materials
A villa close enough to feel the sea air needs materials that tolerate it. Untreated steel rusts, cheap sealants harden, and some paints chalk within a few seasons.
We specify finishes and fixings with that in mind: railings, window frames, external lights, paint systems and render treatments that are meant for coastal conditions.
It rarely costs much more to choose well at the start, and it saves repainting and repairs every other year.
Kitchens
Calpe is popular with people who spend long holidays here and have family to visit. A villa kitchen is expected to serve many people at once.
We design for that: more worktop, good extraction, space for a larger fridge and a layout that opens towards the terrace so cooking is not cut off from guests.
Since the plumbing, electrics and tiling are ours, the kitchen is delivered as a single job.
Keeping cool
Old windows and doors in a Calpe villa let heat in during summer and drafts in during winter. Replacing them improves comfort and cuts noise.
We pair that with shutters or shading and with air conditioning positioned to suit the rooms. Planning the three together avoids ugly pipe runs and mismatched openings.

How it works
We visit the villa, look at what the sea air has done to it and discuss your plans. The written quotation is free, with the scope set out. We also say at this stage if something in the house needs attention before the main work starts, such as damp, drainage or a roof problem, so the quotation reflects the real job.
