Benidorm is mostly apartments, so villa work here means the houses on its edges and in the hills and urbanisations around it.
It is worth being straight about Benidorm. The town itself is dominated by high-rise apartment blocks and a compact old town, and most of what we are asked to do there is apartment work. Villas exist, but they sit on the outskirts, on the slopes above the town and in the surrounding urbanisations.
If your house is one of those, we are happy to help. Villas in this setting are often bought as holiday homes or retirement homes, and many have been through a few owners and a few quick updates.

The housing mix
Villas near Benidorm tend to be on sloping ground, often with views over the bay or towards the hills. That brings terraces, retaining walls and garages cut into the slope, and it shapes what a renovation involves.
Many are used part of the year. They need to cope with being shut for weeks, and owners often ask for easier upkeep, better cooling and a kitchen that works for visiting family.
We do not pretend to have a long list of villas in the town centre, because there are few. What we do bring is the same method we use elsewhere on the coast, applied to the houses that are here.
Slopes and terraces
On a hillside plot, the terrace is often the largest outdoor space and the part under most strain. Water from above, soil pressure from behind and steps that were never quite right all show up as cracks and staining.
Before replacing any surface, we look at what is underneath it and where the water goes. Re-tiling over a terrace that is still leaking only repeats the problem a year later.
Where the outdoor area is being reworked for living and dining, we can also look at access from the house, shade, railings and the connection to the kitchen.
Inside the house
Houses in this part of the coast are often a generation old, with original kitchens, tiled bathrooms and windows that have had their day. Updating these rooms is the most common request.
We treat it as a single project, with plumbing, electrics, tiling, joinery and decoration managed together, and air conditioning planned in at the same time so pipe runs are hidden rather than added afterwards.
For a holiday home, we will talk through what to leave simple, because fewer fittings and sturdier finishes make a house easier to leave and return to.

Once work begins, one person manages the trades. If you live abroad, updates come by phone and photographs and decisions are agreed in writing. English and Spanish are both spoken, and the work is guaranteed.
