Callosa d'en Sarrià is where Dragon Reforms is based, so this is about as local as our work gets.

It is a valley town inland of the coast, surrounded by the níspero terraces the town is known for — Callosa is the centre of Spain's loquat growing — with running water in the valley and the Algar falls above it. There is noticeably more water in this landscape than there is on the seafront, and it shows in the buildings.

The property is mostly older than the coastal stock: traditional stone fincas out among the terraces, town houses in the centre, and villas on the slopes around.

A finca out on the terraces is the job this page exists for. Thick stone or masonry walls, no damp proof course, ground levels that have shifted over generations of cultivation, and irrigation channels that have been running past some of these buildings for a very long time.

Those walls were built to handle moisture by letting it evaporate, not by holding it out. Which means the modern instinct — seal the wall — is often precisely the wrong move. Seal one face and the moisture tends to come out of the other, usually taking the plaster with it.

We assess the building before recommending anything, and where a finca does need a damp proofing system we choose one that suits the wall rather than fighting it.

Our office is on Calle San Isidre in the centre of Callosa. For work in the town and the valley around it, that means we can come and look at a problem quickly, and come back easily if something needs watching over a period — which damp sometimes does, because the useful information is often how a wall behaves after rain rather than how it looks on one dry afternoon.

It also means the building work afterwards is straightforward to programme: render, plaster, decorating and flooring by the same firm that did the damp treatment.

A Valley With Water Running Through It

Terraced agricultural land, irrigation and a valley floor all mean ground that holds more water than a coastal plot does. Buildings sitting in it draw from it.

The result is the classic pattern: a band of persistent damp along the bottom of a wall, plaster breaking down, salts coming to the surface and paint lifting. Where that turns out genuinely to be rising damp, a damp proof course and the replastering that goes with it is the treatment.

Where it turns out to be something else — a leaking irrigation channel, a downpipe discharging against a wall, ground levels that have built up outside — then dealing with that is cheaper and lasts longer.
