Benissa’s old town has houses divided into flats, while the coast has apartments in modern complexes, and the two need very different reforms.
Benissa is known for its old-town houses, its fincas and its coastal villas. Apartments sit within that mix, some in historic buildings that have been divided, others in complexes near the sea.
The old-town flats come with character: thick stone walls, high ceilings and small windows. The coastal flats are more conventional, with terraces and shared grounds. We treat them as separate jobs. Knowing which kind of flat you own is the first step to a realistic plan and a realistic programme.
Dragon Reforms has worked across the north Costa Blanca since 1999, covering design, building, plumbing, electrics, joinery, painting and air conditioning.
Historic buildings
Thick walls keep a house cool, but they also make running new pipes and cables harder. We plan routes carefully, using existing channels where we can, and keep the original character wherever it adds value. Where a wall must stay, we work with it rather than against it.
In buildings shared between a few owners, a conversation before starting saves problems later. We can help prepare for it.
Small windows mean light is limited, so paint colours, reflective finishes and a considered layout matter. Opening up rooms where the structure allows helps too.
Coastal flats
Apartments in the coastal complexes are often second homes. They are sunny and open, but may be dated inside, with basic kitchens and bathrooms.
Air conditioning is the first upgrade many owners ask for, planned alongside new floors and painting so the work is finished in one go. We supply leading brands.
A new bathroom and a more usable kitchen complete the transformation, along with improved lighting and storage.
Finishing
Old plaster is repaired and levelled before painting, and floors are prepared before tiling so the surface is sound.
Bathrooms are waterproofed and ventilated properly, with plumbing and tiling carried out together.
Interior doors and built-in storage finish the reform, made to suit the openings, which in older buildings are rarely standard.
How it works
We start with a survey, in person or from photos and plans, then provide a free quotation setting out the work. If you cannot visit, a short video call or photos of each room are enough to begin.
