Albir's villas climb the hillsides behind the promenade, with the Sierra Helada at their backs. Many are holiday and second homes, so renovation has to work for owners who are away more often than they are here.
L'Albir is a coastal area beside Alfaz del Pi, with a long seafront promenade, a lighthouse and a ridge of hills rising behind it. Homes are stacked up those slopes, so many villas have a view, a steep approach and a terrace that was the main reason the house was bought.
A large share of Albir villas are holiday homes, let for part of the season or kept for family visits. They are used intensively for a few weeks and then shut up, which wears a house in particular ways: stale air, tired fittings, seals that dry out and a kitchen working too hard with too little in it.

Slopes
Houses on a hillside have levels, steps and terraces, and often a lower storey that has never been properly used. They also have views that justify serious attention to the windows and the terrace, because that is where owners spend their time when they are here.
Access matters on a steep plot. Narrow approach roads limit what delivery vehicles can reach, and materials sometimes have to be carried the last stretch. We plan for it, so the programme and the quotation reflect how the site really works, not how it looks on a plan.
Retaining walls and drainage deserve a look as well, since water running off the slope behind a house can cause trouble below it, and it is better to find that out before new floors and plaster go in. Water always finds the weakest point of a house.
Holiday use
Owners who let their villa want it to be easy to clean, hard to damage and pleasant to arrive in. That points towards durable flooring, robust worktops, bathrooms with good ventilation and fixtures that are simple to replace, rather than delicate finishes that show every season.
Guests judge a villa by the kitchen, the beds, the cooling and the terrace. We concentrate the budget there, and are open about which upgrades add real comfort and which add little, so money is not spent where nobody will notice.
We do not advise on rental licensing. If you plan to let, check the position with the town hall or an adviser, and we will build whatever the property needs around your answer. We also point out which finishes owners regret and which they rarely mention again.
Sea air
Albir sits close enough to the sea for salt to settle on exposed metal and paint, even up the hill. Railings, gates, outdoor lights and window frames need fixings and coatings suited to that, or they streak and corrode within a few seasons.
Sun is the other factor. South-facing terraces fade fabric, heat tiles and dry out timber. Light-coloured, non-slip paving and shaded seating areas make the space more usable through the hottest months, and they feel better underfoot. Choosing lighter, cooler surfaces is an easy win.
We choose and specify these details at the start, since changing them later costs far more than getting them right the first time, and a villa that looks tired after two summers does nobody any good. Salt and strong sun are the two reasons coastal villas age early.
How it works
If you are abroad, we can begin with a video call and photographs, then visit when you or a representative can meet us at the villa. Our written quotation sets out the scope, the sequence and the figures, and you receive it without charge.
One person looks after the trades and the schedule. You get progress photographs and short videos, suppliers are handled in both languages, and every decision is confirmed in writing. Our finished work is backed by a guarantee whose scope is stated in the quotation.
Questions
Yes. Many Albir owners do exactly that. We start with photographs or a video call, manage the trades, send regular news and agree decisions in writing, so being physically on site before the handover is not essential.
It can be. Steep, narrow roads limit vehicle size and sometimes require carrying materials by hand. We look at access during the survey and allow for it in the programme and the quotation, so there are no unpleasant surprises.
Hard-wearing floors, durable worktops, well-ventilated bathrooms and fixings that cope with sea air. Simple, replaceable fittings keep upkeep easy. We advise on the options but do not give advice on rental licences. Ask us at the survey and we will explain.
