Albir is full of apartments bought for holidays and retirement, close to the long promenade or higher up the hill with a view. A reform here usually aims to refresh a tired flat and make it easy to leave locked.
The coastal area of L'Albir stretches along a seafront promenade, with the lighthouse and the Sierra Helada hills behind. Between the two sit many apartment complexes, often with shared gardens, communal areas and terraces looking towards the sea. Both are well suited to a refresh.
A great number of these flats were bought decades ago and have barely changed since. Original kitchens, small bathrooms and old tiled floors are very common, and so are owners who would like a fresh, modern interior without a long, complicated project.
That is where a reform comes in. We deal with the design, the trades and the building community, and keep owners informed from a distance when they are not in Spain, so a flat can be transformed between two visits.
Holiday homes
A holiday apartment is used hard for a short time and then left. Fittings dry out, mattresses and furnishings age, and the kitchen is rarely properly equipped. Refreshing such a flat is often less about new walls and more about replacing what has quietly worn out.
We suggest finishes that handle absence well: tiles that are easy to wipe, bathrooms that dry out between visits, storage that keeps belongings tidy and doors that seal properly when the flat is closed for weeks at a stretch. Humidity from closed windows is the usual culprit.
If you plan to let the flat, think about wear, cleaning and replacement from the start. Simple, sturdy choices tend to last and look better in the long run than anything fussy or fragile. Hardwearing materials save you repainting and replacing.
Terraces
For most Albir apartments the terrace is the biggest selling point. Refreshing it can mean new paving, correct falls so rainwater drains, repaired waterproofing and railings that match the building and withstand sea air without rusting. Good drainage and a sound surface underneath complete the picture.
Whether you can glaze or enclose a terrace depends on the community, because changes to the facade usually need agreement. We advise on what to ask before spending money, since a refusal after the work is done is costly. Written approval from the administrator is worth having.
A terrace above another flat needs special care. A failed waterproof layer shows up in the neighbour's ceiling, so we investigate and renew it properly instead of laying new tiles over a problem that will return. Repairing it once, properly, is better value.
Hillside blocks
Complexes higher on the hillside bring views and more breeze, with winding access roads and sometimes limited parking. These practical points affect deliveries, skips and the days on which noisy work can happen. Early notice to the administrator helps everyone.
Plan around them with us. We tell you what the access means for the programme, and coordinate with the administrator on timing, lift use and the protection of shared areas, so that the neighbours are treated fairly. Hillside blocks often have shared stairs that need protecting.
Whatever the position, air conditioning, windows and sun shading work best when planned together, so that units sit tidily and the building's appearance is respected from the road and from the beach. Neat pipe runs make a surprising difference to how a flat looks.
How it works
A first look at the flat, in person or through photographs and plans, lets us understand what you have. We then send a written quotation without charge, setting out each part of the work so it can be compared and adjusted before you decide.
The project manager runs the trades, deals with your administrator and sends you updates while you are away. Both languages are used daily on our jobs, and a guarantee applies to the completed work as described in the quotation. Questions are welcome throughout.

Yes. We work from photographs, plans and video calls, manage the trades, send progress news and confirm each decision in writing. Many Albir owners first see the finished flat on handover day. Photographs let us plan the first steps.
It depends on your community and the building's rules, since glazing changes the facade. We advise on what to ask your administrator first, and say whether a town hall licence may be needed. Final approval rests with the community.
Often the kitchen and bathroom, with wiring and pipework checked while they are open. Windows, sliding doors and balcony waterproofing are also common. We list the priorities for your flat once the survey is done.
