Albir is built around holidays. Apartments near the seafront promenade are let to guests or opened for a few weeks each year, while villas climb the hillsides with views toward the lighthouse. Electrics in these homes need to work first time for whoever turns up.
That changes priorities. A guest cannot be expected to reset a tripped switch they have never seen, and an owner abroad cannot pop over to check a failed light. Clearly labelled boards, sensible circuits and robust outdoor fittings matter more than clever extras.
Dragon Reforms has served this stretch of coast since 1999. We can handle the wiring alongside any refurbishment, so the whole property is ready for the next season in one coordinated visit. Having one team on site also means fewer visits to arrange, which suits owners with little time.
Holiday lets
A let apartment sees heavy, varied use: kettles, hairdryers, air conditioning and chargers running together. If the board is old or circuits are shared, trips become frequent. We review load, split circuits sensibly and replace protection that has outlived its usefulness.
Small things make a rental easier to run. Enough sockets beside beds and sofas, bedside lighting that works, and timers for outdoor lights all reduce complaints and call-outs. None of this is dramatic, but together these details decide whether a rental runs smoothly or generates complaints.
Between lets there is often a narrow window for work. We plan around your calendar and can finish within the gap you give us, where the scope allows. We also say frankly when a larger improvement needs a longer closure, so you can decide how to schedule it.
Hillside
Villas on the slopes come with steps, retaining walls, terraces and several levels. Lighting a path up a hillside or powering a barbecue area means cable routes that cross awkward ground. We plan these before anything is buried or fixed.
Security and access are common requests: gate openers, entry lighting and outdoor sockets. All of these are exposed to sun, rain and some sea air, even a few streets up from the shore, so weatherproof specification is not optional. Wiring that is rated and installed for the outdoors lasts longer and is much safer for anyone who touches it with wet hands.
If you have a pool, we make sure its equipment is on a properly protected supply. We do not build pools, but we are happy to coordinate power with whoever does. It is a straightforward arrangement that avoids confusion if something needs attention later.
Owners abroad
Many Albir owners live in the UK or northern Europe and visit seasonally. We are used to that rhythm. After a survey, we send photographs of what we find, explain options by message or video call, and give you a written quotation to consider at your own pace.
Access is simple with a key holder, a management agent or a neighbour. We confirm arrival times with them and report back at the end of each working day. Nobody on site is expected to understand the wiring; they only need to open the door and show us the board.
When the job is done, you receive pictures of the new board with labelled circuits, so you know what is what before your next flight. That record is useful for any future electrician and for whoever manages the property for you.
How it works
A survey visit comes first, whether you are in town or watching on video. We open the board, test what we can, look at outdoor fittings and ask how the property is used. We also mention then if any item could need the town hall's approval.
The written quotation is free, with scope and exclusions spelled out. Once you accept, we fix dates around guest bookings or your own visits, complete the work, test every circuit and label the board before handing the keys back. Photographs of the finished board follow.
Questions
Often, if the scope is modest and the dates are agreed early. We plan the order of work to keep the property usable, and tell you honestly if a larger job needs a longer gap.
Usually the load. Air conditioning plus kitchen appliances can exceed what old or shared circuits handle. We test, identify the cause and suggest changes to boards or circuits. Often a new circuit for the cooling units resolves the problem permanently.
Yes. We plan cable routes across steps and terraces, use weatherproof fittings and keep switching simple, so lights are easy to operate for family or guests. Switches can be placed by the door and at the terrace edge, so guests find them without a lesson.
We send photos and a written quotation, and talk it through on a call if you like. After approval we update you with pictures until the job is complete. Funds and decisions stay with you; we only proceed once you say yes.
