The aim with a let apartment is a result that lasts several seasons. We fill dents and cracks properly, sand, prime and apply a washable finish in rooms that take the most wear: hallways, kitchens and around beds. Using a durable system now saves repeating the job after only one busy summer.
Colour choice helps too. Light, warm neutrals hide marks and make small rooms feel larger. If you want a feature wall or a coastal palette, we can advise on what ages well. We can also leave small tins of the colour for touch-ups.
We plan the work room by room, protect the floors and remove dust at the end of each day. Where the scope allows, we can aim to be done before the next arrivals. Dust sheets, masking and daily clean-ups are part of every job.
Hillside villas
Villas on the slopes see little standing water but a great deal of sun. Colours fade, hairline cracks appear and render loosens at exposed corners. We tap the wall to find hollow areas, repair them and then coat the whole elevation for an even finish.
Terrace walls, steps and boundary walls often get forgotten until they look shabby next to the freshly painted house. We include them in the plan so the property looks consistent. Matching colours across all of them can be fiddly, which is why we do it in a single visit.
Some walls sit below the garden level and pick up moisture. If we suspect that, we say so before painting. Damp at the base of a wall needs its cause found before any coat will last, and we would rather tell you that now than after a repaint.
Salt air
Balconies close to the water get sprayed with salt, baked by sun and rained on. Cracks around railings let water in and rust stains run down the wall. We fix the fixings and the render first, then protect them with a suitable paint system.
Bathroom and kitchen ceilings in flats collect steam. Peeling and mould spots often mean poor ventilation as much as poor paint, so we point this out and recommend sensible improvements. Extractor fans, window opening and a quick wipe-down after showers make a surprising difference.
Fresh ceilings and cornices make an old apartment feel newly fitted, for modest effort compared with a full refit. The change is often the most visible of any single improvement, and it can be done in a couple of days, depending on how many rooms need attention and how much plaster repair lies underneath.

We look at the property or at your photographs, note what each surface faces and what is wrong with it, and ask when you need the place ready. If scaffolding is necessary for a villa elevation, we say so early.
The free written quotation sets out preparation, plastering or rendering and paint. When you approve it we fix dates around bookings or visits, carry out the work, and leave everything clean. Progress photographs go to you if you are abroad.
