Albir is a seaside neighbourhood of holiday and second homes, with a long promenade, a lighthouse and hills behind. Many owners are away for months, so a well-organised building programme matters.
The Sierra Helada rises behind Albir, and the houses climb its lower slopes in tiers. Along the seafront and just behind it are apartments, many used for holidays or part-year living. Owners often want more space as visits grow longer.
Because so many properties here are lived in only part of the year, timing matters. The best time to build is when the house is empty, and the best result is a finished room waiting for you when you return.
We structure projects around that rhythm: surveying when you are visiting, building while you are away, and reporting regularly in between, with photographs and calls whenever you need to see how things stand.
Timing
If you only use the house for part of the year, the work can happen in your absence. That suits the build, since there is no household to disturb, but it needs trust and clear communication in place of daily conversation.
Before you leave, we agree the scope, the sequence and the decisions that fall due while you are gone. Choices such as tiles, fittings and sockets can be made from samples or photographs, so work does not stall.
Keys, access and security are arranged openly. We keep a record of who has been in the property, and you hear straight away if anything unexpected turns up, such as a hidden fault behind a wall.
Apartments
A balcony or terrace in a seafront apartment is lovely in summer and wasted in winter. Enclosing part of it can add a year-round room, but it changes the building, so the community must be consulted and the town hall may need to be asked.
Sea air is a factor so close to the shore. Glazing, fixings and metalwork should be chosen to withstand salt, and waterproofing around any new slab has to be done carefully. We cover these points in the written specification.
We tell you at survey which approvals look likely, and we plan work in a block with other owners in mind: quiet periods respected, stairs kept clean, and deliveries scheduled to avoid disruption in high season.
Villas
Villas on the slopes are built in tiers, and adding to them usually means working with the fall of the land. A bedroom suite beneath the main floor or a terrace room at garden level are typical projects.
The ground needs careful handling. Retaining walls, drainage and foundations are designed to suit the slope, and heavy rain running off the hill is a real consideration in the details we choose.
For a new house, the sequence is the usual one: architect, licence, groundworks, structure and roof, then finishing trades. We handle the building from start to finish, and you decide as much or as little as you like.
How it works
We aim to carry out the survey while you are in Albir, meeting at the property to look at the flat or villa, take measurements and talk about how you use it across the year.
Afterwards a free written quotation is sent to you and a proposed sequence. If you go ahead, we keep you informed by photographs and video calls, and we hold the property secure throughout.

Yes, where the plot suits it. The project and licence application come from an architect, after which we build and coordinate each trade. If the slope looks difficult, you hear so on the first visit.
