Albir is built for holidays, with a long promenade, a lighthouse and the Sierra Helada rising behind. Homes here work hard in the busy months, so refurbishment should focus on durability and an easy turnaround.
Walk along the seafront and you pass block after block of apartments, many of them used by owners and their guests in rotation. Heavy use means sofa beds, kitchens and bathrooms that wear out sooner than a main home would, even if the flat is empty for much of the year.
Higher up, villas climb the hillsides with views of the bay. Their terraces, stairs and large windows carry a lot of the property's value and also a lot of its maintenance, and they are often the first part to show decay.
Both kinds of home are ones we refurbish, with a written quotation first and our own people on every trade. If your home is lent or let, we leave it simple to clean and hard to damage, but we do not offer rental management.
Guest wear
Different people use a holiday flat in different ways. Suitcases scrape walls, wet towels hit the floor and sand comes in on feet. Choosing finishes that tolerate this makes upkeep far easier, and we guide you through the options. Ask us for a sample board and we will show you the options before ordering.
Hard-wearing floor tiles, washable paint, simple tapware and durable worktops cost no more than fragile ones and last longer. We steer you away from the finishes that look good in a showroom but struggle in a busy flat. Plain colours avoid the need to match a pattern later.
Storage helps too. Fitted wardrobes and a tidy kitchen layout keep a small flat looking ordered even when full. Our carpenters build these to suit the space. Many such flats gain a surprising amount of room with a few well-placed shelves.
Near the sea
Properties near the front deal with salt air and damp as well as heavy use. We check ventilation, window seals and the condition of balcony doors, as these are the first parts to fail. If you have a sensitive neighbour, we ask who they are before work begins.
Cooling is almost essential in summer. We advise on discreet placing of units and neat pipe runs, and we look at your community's rules on outdoor equipment before agreeing positions. Balcony furniture can be stored safely while the surface is being repaired.
Bathrooms in these flats often remain unchanged from the day they were built. A new shower, new tiles and better extraction can bring a flat up to standard in a few weeks of work. Each cooling unit is commissioned and shown working before we leave.
Hillside
The hills behind Albir give villas their views, but they also bring slopes, retaining walls and steps. Water running down a hillside is a constant test of drainage and waterproofing, and we examine both before planning cosmetic work. Sloping drives and gates are covered by the same survey.
Many villas are over several levels, with a lower floor used for guests. These rooms need to be dry and well ventilated, so we check them carefully. A dry lower level is a bonus for owners with many visitors. A little ventilation is all that most such rooms need, and we fit it neatly.
Terraces and outdoor dining areas see heavy use in summer. Relaying tiles, repairing rails and adding shade can make them the centre of the house, and we treat them as a priority. Heat on a terrace is worth planning for, so we suggest shade early.
How it works
We visit, look at how the home is used and discuss what you want to improve. The written quotation sets out each task, so you can see where the money goes and decide what to include. Photographs and a short spoken tour on video often tell us more than a plan.
The job then runs under one manager, who sends photographs at each stage. You make decisions when needed, and we complete the handover with a clean property, in person or on video. The work is signed off with you before we release the final stage.

Usually, yes. Many owners choose the quieter part of the year when no guests are due. We plan the timetable with you at survey and tell you how long materials may take to arrive. Anything ordered from abroad is flagged to you early.
No. We carry out building and refurbishment work and project management only. We do not supply furniture or manage lets, and we do not give advice on rental licences or income. Our task is simply the work on the building.
