Benissa is a town of very different properties: tall, thick-walled houses in the old town, stone fincas, and villas on the hillsides and the coast. That mix is the main reason there is no single price per square metre for renovation here. Two homes of the same size can need very different work, and the quotation reflects that.
The type of property sets the starting point
A modern villa with sound walls and services usually needs finishing work: kitchens, bathrooms, floors, painting. An older house often needs more of the unseen work first: rewiring, replumbing, treating damp, repairing or replacing timber and making the structure sound. The unseen work does not show in the finished room, but it often takes a real share of the budget.
What moves the price most
- Scope. A single room, a whole floor or the whole house are different jobs. Deciding early what is in and what is out is the most useful thing you can do for your budget.
- Condition behind the walls. Old wiring, old pipework, damp and weak plaster are rarely visible until work starts. A proper survey reduces the surprises but cannot remove every one.
- Access. Narrow streets in older parts of town, steps, and sloping plots affect how materials reach the house and how rubble leaves it. This adds time even when it adds no materials.
- Finishes. Stone, bespoke joinery and large-format porcelain cost more than standard fittings. Specifying finishes early avoids repricing the job halfway through.
- Number of trades. Jobs that need building, electrics, plumbing, tiling and joinery all at once need careful sequencing. Having one team run them avoids gaps and repeated visits.
Getting a quotation you can compare
A written quotation should say exactly what is included, what is excluded and how any change will be priced. When you compare quotations, compare what is covered, not only the total. A low figure that leaves out strip-out, rubble removal or making good will not stay low.
We visit the property, look at the walls, services and access, and then give a free written quotation. If the survey turns up something that changes the plan, we explain it before any work starts.
Planning for the unknowns
For older houses it is sensible to keep some budget in reserve for conditions that only appear when walls are opened. Owners who live abroad can still plan this well: we keep you updated as the work goes on, so decisions can be made without a trip.
